What they need

TL;DR

  • Salary: £28,000-£32,000
  • Keep the Jukes & Co managed portfolio fully compliant: property certificates, licensing, deposits, tenancy paperwork and statutory notices
  • Support move-ins, move-outs and rent reviews, making sure every step meets the law
  • Join an independent South Norwood agency with almost 40 years of local reputation behind it
  • 2 to 4 years of experience in the private rental sector is a MUST
  • ARLA Certification will definetely make your application shine

The role

Jukes & Co is looking for a detail-oriented Property Manager to own property and tenancy compliance across our managed portfolio in South Norwood. This role suits someone with 2 to 4 years of property management experience who knows the legislation inside out and wants to make compliance their speciality. You will make sure every property is safe and legally let, every tenancy is set up and run correctly, and every deadline is met.

You will be the person who ensures every tenancy starts correctly, ends cleanly, and is managed compliantly throughout. When a certificate is about to expire or a document is missing, you will spot it first and fix it before it becomes a problem.

This is a role for someone who understands that the client experience is built or broken in the detail, and who takes genuine pride in getting that detail right every time.

Role expectations

You will own the compliance calendar for the Jukes & Co managed portfolio, from gas safety, electrical and EPC renewals to licensing, deposit protection and statutory notices. You will work closely with the lettings, accounts and maintenance teams, and alongside the sales team, so that compliance is built into every stage of a tenancy rather than checked at the end.

Jukes & Co has served South Norwood and the surrounding area since 1987. Many of our landlords have trusted us for years, and many own a single property or a small local portfolio. You will protect that reputation by running the managed portfolio to a consistently high standard, while giving landlords the personal, local service they expect from an independent agent.

Reporting to the Head of Operations, you will be trusted to manage your own workload, make sound decisions, escalate where appropriate, and suggest improvements to the processes and systems within your remit.

Compliance is non-negotiable in this role. The Renters' Rights Act has changed how every tenancy is set up, reviewed and ended. You will be expected to know the legislation, apply it correctly, and ensure your team does the same every time, without exception.

What success looks like

  • Every managed property holds valid, in-date safety certificates and the correct licence, with renewals booked well before expiry
  • Every tenancy is onboarded correctly: Right to Rent, AML, deposit protection, prescribed information and written tenancy information completed on time
  • Rent increases and possession notices follow the correct statutory process, first time
  • Offboarding is handled efficiently: deposit releases are processed on time, check-outs are thorough, and disputes are minimised
  • Compliance records are complete, accurate and audit-ready at any moment
  • Complaints are handled professionally and resolved at the earliest possible stage
  • Landlords trust Jukes & Co to keep them compliant and stay with us for the long term
  • Colleagues across lettings, accounts, maintenance and sales see you as the go-to person for compliance questions
  • Processes are consistently followed, continuously reviewed, and improved where needed

How you'll spend most of your time

Most weeks, you will be:

  • Maintaining the compliance tracker for every managed property: monitoring gas safety, EICR, EPC, smoke and carbon monoxide alarm and licensing deadlines, and booking renewals in good time
  • Checking local authority licensing requirements across Croydon and neighbouring boroughs, and managing applications and renewals
  • Completing tenancy onboarding checks: Right to Rent, AML verification, deposit registration, prescribed information and the required written tenancy information
  • Preparing and serving statutory notices, including Section 13 rent increases and Section 8 notices, with a clear audit trail
  • Coordinating check-outs, deposit reconciliations and releases, and handling any deposit disputes
  • Handling tenant and landlord queries and complaints, from first contact through to resolution
  • Keeping landlords informed of their legal obligations and what changes in legislation mean for them
  • Liaising with our accounts function on rent, deposit and client money matters
  • Liaising with our maintenance function so that remedial works, inspections and safety checks are completed and documented
  • Tracking legislative changes and updating processes, templates and checklists accordingly
  • Reporting to the Head of Operations on compliance status and any risks

You will be office-based at our South Norwood branch, working at the heart of a busy local agency, with occasional visits to our group office on Gray's Inn Road.

Who this role is for

This role is ideal for someone who:

  • Has 2 to 4 years of residential property management experience in the private rental sector
  • Has a thorough, working knowledge of property and tenancy compliance: Right to Rent, AML, deposit protection, prescribed information, the Renters' Rights Act, Section 8 and Section 13, gas and electrical safety, EPC and minimum energy standards, smoke and carbon monoxide alarms, and HMO and selective licensing
  • Is meticulous and organised, and keeps track of many deadlines at once without letting anything slip
  • Enjoys the pace and personality of a local, independent agency and builds lasting relationships with landlords and tenants
  • Knows South London, ideally Croydon and its surrounding boroughs, or is keen to get to know it well
  • Handles complaints and difficult conversations with calm, professionalism and a genuine desire to resolve
  • Explains legal obligations to landlords and tenants clearly and in plain language
  • Takes ownership of their area without needing to be reminded, chased or directed
  • Is ambitious: this role offers a clear path towards a senior position within the group

What we offer

  • Competitive salary, aligned to your experience and the scope of the role
  • Funded support for an ARLA Propertymark or IRPM qualification: we invest in your professional development
  • Office-based role at our South Norwood branch
  • The chance to make compliance your specialism and shape how we do it
  • A clear path to progress into a senior role within the group
  • The stability of an agency trusted locally since 1987, with the backing and career paths of a growing property group
  • A collaborative senior team that values clear communication, good judgement and getting things done
  • A close-knit team where your work is seen, your growth is supported, and your contribution matters
