PROPERTY MANAGER

WILLOW BROOK APARTMENTS | WILLOW SPRINGS APARTMENTS

Las Cruces, New Mexico Full-Time Management Reports to Property Ownership

POSITION SUMMARY

Responsible for the daily operations, financial performance, leasing, maintenance oversight, employee supervision, and resident relations of two apartment communities. The Property Manager maintains high occupancy, controls expenses, ensures compliance, and upholds professional property standards.

PROPERTY OPERATIONS

· Direct daily operations, maintain consistent procedures, and oversee appearance, cleanliness, safety, and inspections at both communities.

· Monitor occupancy, vacancies, renewals, and operational performance; report significant issues to ownership.

FINANCIAL MANAGEMENT

· Manage budgets, rental income, collections, delinquency, operating expenses, and financial reporting.

· Review invoices, vendor payments, payroll costs, and opportunities to improve profitability.

EMPLOYEE SUPERVISION

· Supervise office, leasing, and maintenance teams; oversee scheduling, hiring, training, and performance evaluations.

· Address workplace concerns, employee accountability, corrective actions, and personnel decisions within assigned authority.

LEASING AND RESIDENT RELATIONS

· Oversee leasing, applications, renewals, rental pricing recommendations, move-ins, move-outs, and resident retention.

· Resolve escalated resident concerns, oversee lease enforcement, and ensure compliance with Fair Housing and New Mexico landlord-tenant requirements.

MAINTENANCE AND VENDORS

· Supervise work orders, preventive maintenance, apartment turnovers, inspections, and emergency repairs.

· Coordinate contractors, service agreements, bids, property improvements, and maintenance expenses.

MARKETING AND ADMINISTRATION

· Oversee advertising, online listings, property presentation, and local rental-market monitoring.

· Maintain accurate records and provide occupancy, collection, financial, maintenance, and operational reports to ownership.

QUALIFICATIONS

Residential property management and supervisory experience; knowledge of leasing, budgets, maintenance, Fair Housing, and New Mexico landlord-tenant requirements; strong communication, leadership, organization, and problem-solving skills; proficiency with property management software (Rent Manager preferred).

PERFORMANCE EXPECTATIONS

Accountable for occupancy, rent collections, budget performance, maintenance standards, employee productivity, resident satisfaction, accurate reporting, and compliance with company policies and applicable laws.

Job Type: Full-time

Pay: $18.00 - $20.00 per hour
