What they need

We are seeking an experienced, hands-on Property Manager to oversee multiple residential properties in San Diego while coordinating with team members in other markets.

This is an ownership-focused role for a proactive leader who can balance strategic oversight with daily execution. You will manage property operations, leasing, collections, resident relations, maintenance, renovations, compliance, team performance, and financial results.

You will be the primary local contact for residents, vendors, contractors, and on-site personnel while reporting directly to the Senior Director of Property Management. The ideal candidate anticipates problems, follows through, holds others accountable, and understands that excellent property management requires both outstanding service and disciplined execution.

Key Responsibilities

Property Operations

  • Lead daily operations across multiple San Diego multifamily properties.
  • Conduct regular inspections and address maintenance, safety, cleanliness, and compliance concerns.
  • Oversee repairs, preventive maintenance, unit turns, renovations, and capital projects.
  • Obtain vendor bids, supervise contractors, and verify completed work before approving invoices.
  • Keep projects on schedule and within budget.
  • Respond promptly to resident concerns, emergencies, and operational issues.
  • Track open items through completion and communicate potential delays or risks early.

Team Leadership

  • Support and coordinate virtual team members, maintenance personnel, vendors, and contractors.
  • Partner with the Senior Director to establish expectations and ensure accountability.
  • Build a collaborative, service-focused culture with high standards.
  • Coordinate effectively with accounting, administrative, maintenance, and leadership teams across multiple locations.

Leasing and Marketing

  • Oversee inquiries, tours, applications, screening, lease execution, and move-ins.
  • Monitor vacancies, leasing activity, market rents, pricing, and promotions.
  • Ensure online listings are accurate, appealing, and competitive.
  • Develop strategies to support occupancy, renewals, resident retention, and online reputation.
  • Conduct and document move-in, pre-move-out, and move-out inspections.
  • Ensure move-out statements are completed accurately and on time.

Financial Performance

  • Assist with property budgets and review financial statements, rent rolls, delinquency reports, accounts payable, utilities, and budget variances.
  • Monitor rent collection, deposits, payment arrangements, and resident account issues.
  • Partner with accounting to resolve ledgers, vendor invoices, security deposits, and other financial matters.
  • Control expenses while maintaining strong property and service standards.
  • Recommend ways to increase revenue, reduce unnecessary costs, and improve overall performance.
  • Provide leadership with clear operational and financial updates.

Resident Experience

  • Serve as a responsive and professional point of contact for residents.
  • Resolve concerns promptly, fairly, and consistently.
  • Build resident satisfaction through clear communication and reliable follow-through.
  • Support resident engagement and community-building initiatives.
  • Enforce lease terms and community policies professionally and consistently.

Compliance and Risk Management

  • Maintain compliance with Fair Housing requirements, California landlord-tenant laws, local ordinances, and company policies.
  • Coordinate required notices and maintain accurate documentation.
  • Promptly escalate legal, habitability, safety, or Fair Housing concerns.
  • Promote a safe working and living environment throughout the portfolio.

Qualifications

  • Two or more years of multifamily property management experience preferred.
  • Experience managing multiple properties or competing priorities.
  • Previous leadership of employees, maintenance personnel, vendors, or contractors.
  • Strong knowledge of leasing, collections, resident relations, vendor management, maintenance coordination, and unit turns.
  • Working knowledge of California landlord-tenant requirements and Fair Housing practices.
  • Ability to review financial reports, identify concerns, and recommend solutions.
  • Strong leadership, communication, organization, and problem-solving skills.
  • High level of professionalism, judgment, accountability, and attention to detail.
  • Ability to work independently while collaborating with a geographically distributed team.
  • Experience with Buildium, AppFolio, or similar property management software.
  • Proficiency with Microsoft Office, email, electronic documents, and online task-management systems.
  • Valid driver’s license, reliable transportation, and ability to travel regularly between San Diego properties.
  • Availability to respond to urgent property matters outside regular business hours when necessary.

Preferred Qualifications

  • Experience with Buildium.
  • Experience with renovations, value-add properties, or repositioning projects.
  • Familiarity with short-term rental operations.
  • Bilingual English and Spanish communication skills.

Compensation and Growth

Fidelity Business Partners offers:

  • $23–$26 per hour, based on experience and qualifications.
  • Performance-based commission opportunities.
  • Mileage or approved business travel reimbursement.
  • Professional development and advancement opportunities as the portfolio grows.
