Property Operations Manager

• Responsible for overseeing the operations, maintenance and profitability of the property and its facilities.
• Ensures all asset are well maintained, rental operations are optimized, tenant's needs are addressed and the property complies with safety, legal and regulatory standards.
• Oversee property operations and maintenance of facilities (water supply, parking areas, lighting, CCTVs, swimming pools, common areas, drainage, roofing, fences, garbage collection facilities, landscaping)
• Monitor and control property related expenses to ensure cost efficiency.
• Formulate and implement property related policies and house rules (e.g. safety, parking, pool use, visitor protocols)
• Prepare property related plans, layouts, drawings, and cost estimates for Client approval.
• Direct and monitor third party contractors, suppliers, and service providers for projects and repairs.
• Ensure compliance with local government and regulatory inspections (e.g. BFP, BPLO, CEMD, City Assessor)
• Monitor project execution and facility maintenance to ensure adherence to specifications, plans, and standards
• Review and finalize monthly tenant utility meter readings prior to billing.
• Maintain updated records of facilities, utilities and property assets.
• Prepare certifications of project quality and completion for approved works.

Job qualification

• Graduate of BS in Mechanical, Electrical Engineering or any related field.
• With at least 5 years experince in facility, warehouse or property management.
• Proficient in MS Office applications. (Word, Excel, PowerPoint)
• Strong knowledge of building systems (electrical, plumbing, HVAC, security and pool facilities)
• Budget preparation, cost analysis, and project planning
• Contract and lease administration.
• High integrity and professionalism.
• Cost conscious and resourceful.
• Service oriented with strong tenant focus.
• Strong leadership with collaborative approach.
• Ability to work independently with minimal supervision.

Pay: Php30,000.00 - Php33,000.00 per month
