What they need

Position Purpose

The Mall / Property Operations Manager holds complete operational and financial oversight for assigned building areas and retail centers.

This strategic leadership role is directly responsible for driving P&L performance, minimizing receivables, overseeing daily property upkeep, and maintaining high physical standards. Additionally, the role acts as a primary liaison between retail merchants and internal management to maximize tenant viability, streamline lease contract administration, and deliver a superior customer experience aligned with brand standards.

Detailed Key Duties & Responsibilities

  • P&L, Budgeting & Financial Control:

    • Take direct ownership of the profit and loss (P&L) statement, operational budgets, and gross revenues for assigned areas.
    • Evaluate merchant sales performance against historical data, current-year budgets, minimum sales targets, category averages, and building performance benchmarks.
    • Implement strict billing and collection guidelines in direct partnership with the Finance and Billing teams to maintain Accounts Receivable (A/R) at minimal levels.
    • Prepare quarterly budget reviews, supply key operational assumptions, and control Direct Operating Expenses (DOEs).
  • Day-to-Day Operations & Property Upkeep:

    • Oversee daily mall operations, facilities maintenance, and housekeeping routines to ensure a clean, safe, and efficient environment.
    • Conduct frequent site walk-throughs to assess physical property conditions, initiate necessary structural or operational improvements, and ensure all building assets are in prime working order.
    • Directly supervise front-line staff, security personnel, and facility teams.
    • Collaborate with Marketing and Ad & Promo teams to execute on-site activations and marketing events that reflect corporate and mall-specific brand guidelines.
  • Merchant Relations & Business Viability:

    • Build strong, professional relationships with store owners and managers, aligning daily operations with their operational needs and customer preferences.
    • Conduct regular, informal check-ins and performance update sessions with merchants to discuss sales trends and address concerns.
    • Support and implement merchant engagement and loyalty initiatives to boost store traffic and overall retail viability.
  • Cross-Functional Operations & Lease Administration:

    • Serve as the central point of contact for merchants across all operational departments:

      • Engineering: Address technical, facility, and utility concerns.
      • Billing & Collection: Manage tenant receivables and payment schedules.
      • Merchandise Mix & Visual Merchandising: Optimize store display alignment and customer service standards.
      • Lease Contract Administration: Oversee lease application reviews, renewal negotiations, contract extensions, amendments, and terminations while tracking key expiration deadlines.
      • POS Administration: Oversee seamless point-of-sale system integration for tenant revenue tracking.
  • Team Leadership & Mentorship:

    • Train, guide, and mentor Operations Associates to ensure continuous professional development, high team productivity, and consistent service delivery.

Qualifications & Essential Requirements

  • Education: Bachelor’s Degree in Business Administration, Business Management, or a related field.

  • Experience:

    • Minimum of 5 to 8 years of progressive experience in the mall, retail, or commercial property management industry.
    • Minimum of 3 to 5 years in a supervisory or managerial role leading teams and managing site operations.
  • Core Competencies:

    • Strong financial literacy with practical experience managing P&L statements, operational budgets, and receivables.
    • Excellent analytical skills to evaluate retail sales metrics and identify business drivers.
    • Proven negotiation, contract management, and dispute resolution abilities.
    • Exceptional interpersonal, verbal, and written communication skills with a strong customer service orientation.
