ABOUT US:

We believe people deserve safe, well-maintained homes, and we’re looking for a Property Manager who will help us deliver that consistently across our portfolio of properties.

ABOUT THE ROLE:

You’ll take responsibility for our property function, ensuring our homes are safe, compliant and maintained to a high standard.

You’ll manage a small team who all carry out tasks to maintain our properties. Your role will be to lead the team, set priorities, oversee delivery and resolve issues that need management decisions.

JOB DUTIES:

  • Leading and supporting the property team, managing workloads and addressing performance.
  • Overseeing repairs and maintenance, ensuring work is timely, effective and completed to a good standard.
  • Managing property compliance, ensuring checks, certificates, records and follow-up actions are completed on time.
  • Maintaining consistent property standards and ensuring issues identified through inspections are resolved.
  • Overseeing void turnarounds so rooms and properties are ready for occupation promptly.
  • Managing the property budget, monitoring expenditure and securing value for money.
  • Overseeing the process of bringing new properties into the portfolio and handing properties back.

  • Working closely with the support team to resolve property issues affecting residents.
  • Reporting on compliance, maintenance, spending and void performance, and identifying improvements.
  • Travelling between our properties - Driving Licence and access to own car essential

ABOUT YOU:

You’ll bring experience in property management, housing, maintenance management or a similar role, alongside experience leading a team.

We’re looking for someone who can organise competing priorities, make sound decisions within their authority and recognise when an issue needs escalating. You’ll be comfortable taking ownership of problems and following them through to resolution.

You’ll need:

  • A working knowledge of residential property compliance and health and safety requirements.
  • Experience managing staff, contractors or both.
  • Confidence monitoring budgets and controlling costs.
  • Clear communication skills and the ability to work with colleagues, residents and external partners.
  • Good digital skills and confidence keeping accurate records using shared systems.
  • An understanding of the importance of safe, respectful homes for people with support needs.
  • A valid UK Driving Licence and access to own car

Experience in supported accommodation would be welcome, although we’re also interested in relevant experience from other housing or property settings.
