We lease apartments and houses from property owners across Auckland and Wellington, furnish them, and rent out individual rooms to tenants — students, working holiday makers, and young professionals. We currently manage 300+ rooms with tenants from over 50 nationalities, offering owners guaranteed rental income while giving tenants affordable, all-inclusive, furnished living.

About the Role
We're a growing property rental business looking for a Property Portfolio Coordinator to help grow our portfolio and manage day-to-day rental operations. You'll reach out to potential new property owners, help negotiate new leases, and set rental pricing to keep things profitable — while also conducting viewings with potential tenants and keeping the team informed on new properties and rental targets as they come in.

Key Responsibilities

• Reach out to and build relationships with potential new property owners to grow the portfolio
• Help assess potential new properties and negotiate lease terms with owners
• Set room/unit rental pricing across the portfolio to balance occupancy and profitability
• Conduct viewings with potential tenants for available rooms/units
• Keep the team informed when new properties come on board, including rental pricing and targets
• Support newer or part-time staff with room viewings, bookings, and payment follow-up when questions come up
• Act as a point of contact for the team on day-to-day property and tenancy matters
• Monitor portfolio performance and adjust pricing where needed
• Help manage compliance and insurance-related matters across properties

About You

• Some experience in property management, real estate, or a similar field
• Familiarity with NZ tenancy law and rental processes (or a strong willingness to build this quickly)
• Comfortable approaching and building relationships with property owners
• Good with numbers — comfortable thinking about pricing and margins
• Confident helping guide newer staff when needed
• Proactive, reliable, and interested in growing with the business
• Full NZ driver's license required

Applicants must currently hold NZ work rights (e.g. citizenship, residency, student or working holiday visa). For the right candidate, we're open to sponsoring a longer-term visa after a successful 3-month probation.
