THE ROLE IN ONE LINE

Meet apartment owners at pre-booked appointments, assess their properties, close management agreements and coordinate apartment setup for monthly rentals.

WHAT WE DO

We manage apartments across Bangkok for monthly stays. We help owners prepare their properties for rental, then our operations team handles bookings, guests and day-to-day management.

Our aim is to unlock each apartment's earning potential compared with a traditional annual lease. Income varies with location, condition, demand and season, so clear and realistic advice matters.

YOUR FIRST MISSION: MEET OWNERS AND CLOSE AGREEMENTS

A dedicated team member handles initial outreach and appointment setting. Once an appointment is confirmed, a group chat is created with the owner and you take over the relationship.

• Review property images before the visit to assess potential and prepare your questions.

• Meet owners inside their apartments across Bangkok.

• Inspect the overall condition, furniture, equipment and presentation.

• Explain any repairs or renovation needed before the apartment can be equipped and offered for rental.

• Present our property management service, understand the owner's goals and answer questions.

• Estimate potential monthly rental income using market comparisons, our tools and training. Account for seasonality, occupancy, location and the apartment's characteristics, and explain your assumptions clearly.

• Follow up, handle objections and secure signed management agreements.

• Keep an organised pipeline with clear notes and next steps.

You are responsible for progressing and closing the opportunities assigned to you. Cold calling and appointment setting are not part of this role.

YOUR SECOND MISSION: GET APARTMENTS READY TO RENT

We mainly work with apartments that are already furnished. You will identify what is missing and coordinate the finishing touches needed for a practical, welcoming monthly stay.

• Use our checklist to assess existing furniture, appliances, household essentials and accessories.

• Prepare a clear list of items to buy, replace or add.

• Suggest simple decoration and presentation improvements.

• Obtain the owner's approval for purchases and budgets.

• Coordinate orders when the owner pays us to purchase on their behalf, or follow up on items the owner orders directly.

• Coordinate delivery and installation with our support team.

• Check that the apartment is ready and hand over a complete file to the operations team.

All purchases, equipment and renovation costs are paid by the owner. Furnishing an entire empty apartment is the exception; most properties need selected additions and thoughtful finishing touches.

Once setup is complete, our operations team takes over bookings, guest communication and daily property management.

WHAT WE OFFER

• THB 25,000 monthly base salary.

• THB 1,000 commission per closed apartment management deal, payable after we receive the apartment's first booking.

WHO WE ARE LOOKING FOR

• Native-level Thai and good spoken and written English.

• Based in Bangkok and able to travel regularly across the city.

• Confident leading meetings, presenting a service, handling objections and closing agreements.

• Organised and consistent with follow-ups and deal tracking.

• Able to assess an apartment from both a commercial and practical perspective.

• A good eye for clean, welcoming interiors and attention to detail.

• Independent, reliable and professional with owners.

Sales, real estate, leasing or property management experience is preferred. Experience with decorating or preparing apartments is a plus.

Having a motorbike makes travel easier but is not essential; Grab and public transport are also options.
