Quality Engineering Lead

AffordableHousing.com is hiring a Head of Quality Engineering to lead our Quality Assurance team. You will replace our current QA manager and serve as the hands-on leader of a small team. (8-10 people)

This is a hands-on, player-coach role. You will design, build, and maintain test infrastructure. You will not focus on scheduling manual regression tests.

You will lead our move from manual testing to agentic quality engineering. In this model, engineers use AI agents and automated systems to increase test coverage, speed, and consistency. Our goal is for a small team of AI-focused quality engineers to deliver the output that once required seven manual testers.

You will not start from zero. We currently use Playwright, BrowserStack, TestRail, and an internal AI-assisted testing system that can complete in one test run work that would take a manual tester several days.

Our long-term toolset is not predetermined. You will assess the tools we have, define the automation strategy, and decide where to combine, replace, or expand them. The goal is reliable automated coverage across desktop and mobile experiences and across our other websites.

You will make automated quality checks a standard part of the software lifecycle. These checks must support development, continuous integration, release decisions, quality gates, and production monitoring. Engineers must receive clear and timely results that help them find defects before users do.

The transition will be gradual. Our manual testing team will decrease in stages. Before each stage, you must prove that automated coverage meets or exceeds the coverage it replaces. The transition will continue only while product quality remains stable.

WHAT YOU WILL OWN

• Define the test strategy and release-quality gates for the platform. More than 700 government agencies and millions of renters depend on our services.
• Define the test automation strategy and roadmap without assuming that one tool must provide every capability.
• Assess and manage our current tools, including Playwright, BrowserStack, TestRail, our internal AI system, and related systems.
• Manage QA vendors and decide when to retain, replace, or combine their services.
• Build and maintain automated test infrastructure for desktop and mobile experiences.
• Integrate automated quality checks into development, continuous integration, release processes, and production checks.
• Define which results provide information and which failures must block a release.
• Lead the staged transition from manual regression testing to automated testing, with clear coverage and quality criteria for each stage.
• Hire, coach, and lead quality engineers who work effectively with AI systems.
• Implement and improve AI-assisted testing, including continuous synthetic user journeys, automated defect classification, and self-healing test suites.
• Work directly with engineering leaders to set quality standards and decide when software is ready for release.

WHAT WE ARE LOOKING FOR

• Experience leading a QA or test engineering team as a hands-on technical leader, not only as a people manager
• Strong engineering judgment and a systems-based approach to quality
• Experience building test automation frameworks with Playwright or an equivalent tool, including reusable automation across several websites or applications
• Experience integrating automated tests into development pipelines, release processes, and quality gates
• Experience testing desktop and mobile browser experiences
• Ability to assess competing test tools and select them according to technical and business needs
• Direct experience with AI-assisted testing or agentic QA systems, such as test generation, self-healing tests, or automated defect triage
• Ability to define strategy and also write production test infrastructure
• A record of proving that automation is effective before reducing manual coverage, and sound judgment when managing an organizational transition

NICE TO HAVE

• Experience leading a QA organization through a transition from manual testing to automation or AI-assisted testing
• Experience in property technology, real estate technology, regulated software, or software used by government agencies

COMPENSATION

$110,000 - $125,000 base, depending on experience
