Pre-Contract Duties (Before Construction)

• Cost Estimating: Prepare initial budget estimates based on client requirements and architectural drawings.
• Cost Planning: Allocate budgets to different project elements to control spending during design.
• Bills of Quantities (BQ): Measure and list every material, labor item, and piece of equipment required.
• Tender Management: Prepare tender documents, invite contractor bids, evaluate proposals, and write recommendation reports.
• Contract Advice: Recommend appropriate types of construction contracts and draft legal clauses

Post-Contract Duties (During and After Construction)

• Cost Monitoring: Track project spending against the budget and report financial risks.
• Variation Management: Price and manage design changes or unexpected work encountered on-site.
• Valuation of Work: Visit the site to measure progress and certify monthly payment claims for contractors.
• Final Accounts: Negotiate and settle the final cost of the project with all parties involved.
• Dispute Resolution: Evaluate and resolve contractual claims for extra time or money.
