Quantity Surveyor

We are looking for a Quantity Surveyor to join our Tender Department. You will prepare accurate quantity take-offs, bills of quantities and cost inputs for competitive bids, working closely with estimators, planners, engineers and procurement to produce competitive, well-priced tender submissions.

Key Responsibilities

Tender Documents and Scope

• Review tender documents, drawings, specifications, addenda and contract conditions to fully understand the scope
• Identify scope gaps, discrepancies, risks and ambiguities, and raise clarifications and RFIs
• Prepare tender queries and assumptions/exclusions/qualifications for the submission

Quantity Take-off and Measurement

• Prepare detailed quantity take-offs from 2D/3D drawings and BIM models (civil, structural, architectural and MEP as required)
• Prepare and check Bills of Quantities in line with the relevant method of measurement (e.g. POMI, CESMM, NRM or as specified by the client)
• Reconcile quantities against client BOQs and flag variances

Pricing and Cost Estimation

• Obtain and analyse subcontractor and supplier quotations and prepare comparison and recommendation sheets
• Build up unit rates and item pricing using company cost databases, historical data and current market rates
• Contribute to the pricing of preliminaries, general requirements, temporary works and provisional sums
• Support the estimation manager in finalising overheads, profit, contingencies and risk allowances

Tender Submission and Coordination

• Coordinate inputs from planning, engineering, procurement, HSE and commercial teams
• Assist in preparing the commercial submission, cost breakdowns, cash flow forecasts and tender clarification responses
• Support post-tender activities such as clarification meetings, value engineering, negotiations and BAFO submissions
• Hand over awarded tender data (BOQ, rates, assumptions, subcontractor quotes) to the project commercial team

Records and Continuous Improvement

• Maintain the tender cost database, rate library and lessons-learned records
• Keep up to date with material and labour price trends in the UAE market

Qualifications and Experience

• Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management or a related field
• 5 to 10 years of quantity surveying or estimating experience, with at least 3 years in a contractor's tender/estimation department (adjust for a junior or senior level as needed)
• Experience in UAE/GCC projects is strongly preferred; Abu Dhabi experience is a plus
• Membership of RICS, or progress toward chartership, is desirable

Technical Skills

• Strong knowledge of measurement standards (POMI, CESMM, NRM) and contract forms, especially FIDIC
• Proficiency in take-off and estimating software (e.g. CostX, Bluebeam, PlanSwift, or similar)
• Advanced MS Excel skills (lookups, pivot tables, cost models)
• Ability to read and interpret architectural, structural, civil and MEP drawings
• Familiarity with BIM-based quantification is an advantage
• Working knowledge of MS Project or Primavera for cost/time integration is an advantage

• Ability to work to tight tender deadlines and manage several bids at once
• Good analytical, negotiation and communication skills in English (Arabic is an advantage)
• Team player who can coordinate across departments

Pay: AED5,000.00 - AED12,000.00 per month
