Most QS jobs are about calculating a BOQ. This one is about protecting the client's money: before construction, during it, and after it ends.

Atmosphera Group builds villas, boutique hotels, resorts and hospitality projects across Bali, "from A to Z": architecture, construction, interiors, FF&E, materials supply and technical supervision under one roof. We started in 2005 and have worked in Bali since 2017. Our team of about 30 people is half Indonesian and half international. Our portfolio includes B25 Villa Complex, DolphinHill, Terracotta, Green Dragon Resort Club and Amani Melasti (Wyndham).

We are looking for a Quantity Surveyor who works as the financial brake on construction chaos.

What you will own

• Owner estimates and BOQ / RAB built from scratch from drawings, not copied from the contractor
• Quantity take-off across structure, architecture, finishing, pool, landscape and basic MEP
• Tender packages and apple-to-apple bid comparison: scope gaps, exclusions, hidden items, suspicious rates
• Contractor recommendations based on risk, not only price
• Progress claim (opname) verification before every payment, using BOQ, drawings, site measurement and QC approval
• VO control: you decide what is real additional work and what is original scope sold twice
• Cost reports with forecast final cost, so management sees budget risk weeks ahead, not after the fact

This role is for you if

• You have counted the numbers yourself, not just followed the contractor's calculation
• A contractor 40% cheaper than the market makes you suspicious, not happy
• You can calmly say "no" to an inflated claim and back it up with numbers
• You would rather warn "we will be over budget in 3 weeks" than explain "we are already over budget"

Requirements

• Indonesian citizen (KTP)
• S1 Teknik Sipil / Arsitektur / Quantity Surveying / Construction Management (D3 with strong experience considered)
• 5+ years in construction, including 3+ years as QS / Estimator / Cost Control (not admin or drafting)
• Experience on villas, boutique hotels, resorts, townhouses, beach clubs or other low-rise projects
• Strong BOQ / RAB / AHSP, tender comparison, progress claim and VO experience
• Strong Excel / Google Sheets: formulas, linked sheets, pivot tables, cost tracking
• Confident reading of architectural, structural and MEP drawings
• English B1+/B2 for reports and emails to foreign management
• SIM C (SIM A is a plus) and your own transport
• Bali-based preferred (Denpasar, Badung, Gianyar, Tabanan). Relocation from Java is possible for a strong candidate.

A plus: owner's-side or developer experience, luxury villa finishing, CostX / Cubicost / PlanSwift / Bluebeam / Revit, your own database of Bali unit rates and suppliers, SKK / LPJK certificates.
