What they need
Quantity Surveyor (Developer Side, Hotels, Residential and Marine)
The Bahamas | Competitive tax free salary depending on experience
The opportunity
Our client is an established property developer in The Bahamas. Their pipeline includes hotels, residential apartments, marine developments and leisure schemes, and they want an experienced Quantity Surveyor in-house to take control of cost across it.
What makes this role different is how the client builds. Some schemes are let to main contractors and others are delivered by the developer directly. You will act as the employer’s QS on one and run the commercial side of a self-delivered build on the next. You will be close to the decisions, working directly with the developer from the first estimate on a site through to the final account. It suits a surveyor who is used to being trusted with the numbers, is happy to be on site as much as in the office, and wants broader exposure than a single-sided consultancy or contractor role allows.
What you will be doing
- Producing early estimates and cost plans to inform the developer’s decisions on new schemes
- Procuring and managing main contracts on contractor-led projects, including tenders, valuations, variations and final accounts
- Running the cost side of self-delivered projects, including package procurement, subcontractor orders, valuations and cost-to-complete reporting
- Reporting cost and forecasts directly to the developer across a live portfolio
- Spending regular time on multiple sites, measuring, checking progress and resolving commercial issues at source
What you will need
- A degree in Quantity Surveying or a related construction discipline
- At least 10 years’ quantity surveying experience
- Working knowledge of cost management software and MS Office
- A full, clean driving licence
- A clean criminal record, as this is required for the work permit application
Experience on residential, commercial or hospitality projects would be an advantage. So would a track record of working under different procurement routes and picking up new systems quickly.
What is on offer
- Competitive tax free salary, depending on experience
- Accommodation, flights, vehicle and medical, as confirmed
- Exposure to the full development cycle on hotel, residential, marine and leisure schemes
- A direct working relationship with the developer, without layers of reporting in between
The practical detail
This role covers several project sites and involves regular site work, so expect to drive between them. [Work permit position: sponsored or not, and the expected lead time.] [Eligibility: open to Bahamian nationals, CARICOM citizens or international candidates.] We would rather you knew that up front than found out at offer stage.
