Quantity Surveyor - Rehash Estimate

About the role

The Quantity Surveyor Engineer – Rehash Works is responsible for the cost management and quantity surveying of renovation, retrofit, and rehabilitation projects — work performed on existing structures rather than new-build (ground-up) construction. This role requires the ability to assess existing conditions, define scope against as-built and as-is realities (which frequently differ from original drawings), and manage cost control amid the higher variability and change-order frequency inherent to rehash work. The role reports into Briobuild's project management structure and works closely with site engineers, architects, and subcontractors to protect project margins while maintaining the quality standards Briobuild is known for.

Key responsibilities

• Conduct pre-renovation site surveys and as-built verification to establish true existing conditions, reconciling discrepancies between original drawings and actual site state.
• Prepare detailed Bills of Quantities (BOQ), cost estimates, and material take-offs specific to demolition, retrofit, and rehabilitation scopes.
• Identify and cost hidden/concealed conditions (structural defects, utility rerouting, water damage, non-conforming as-built work) typical of rehash projects, and flag these early to minimize claims disputes.
• Prepare, evaluate, and negotiate variation orders (VOs) and change orders arising from unforeseen site conditions — a core and recurring function in renovation work.
• Source, evaluate, and recommend subcontractors and suppliers for renovation-specific trades (demolition, waterproofing, MEP retrofit, finishes).
• Monitor project costs against budget throughout execution; track cost variances and report to Project Manager and Finance.
• Review and process subcontractor/supplier progress billings, ensuring accuracy of quantities claimed versus work actually completed.
• Coordinate with architects/structural engineers to assess feasibility and cost impact of design changes discovered mid-construction.
• Maintain cost documentation, change-order logs, and project close-out cost reports for each rehash project.
• Support claims management and dispute avoidance by maintaining clear, defensible cost records and site documentation.

About you

• Bachelor's degree in Civil Engineering, Construction Management, Quantity Surveying, Architecture, or related field.
• Licensed Civil Engineer preferred
• Minimum 3–5 years of experience as a Quantity Surveyor, with demonstrated experience specifically in renovation, or retrofit projects.
• Proven track record managing variation orders and cost claims arising from unforeseen/concealed site conditions.
• Proficiency in BOQ preparation, cost estimation software, and MS Excel; familiarity with construction management platforms an advantage.
• Strong negotiation skills for dealing with subcontractors and resolving scope disputes common to renovation work.
• Analytical and detail-oriented, with sound judgment under ambiguity (renovation scopes evolve; this role must adapt cost plans accordingly).
• Strong written and verbal communication for VO justification, client reporting, and subcontractor negotiation.
• High integrity and defensibility in documentation — critical for protecting the company in claims and disputes.
