What they need
QUANTITY SURVEYOR
Location: Yaba, Lagos
Employment Type: Full-Time
Salary: ₦200,000 – ₦250,000 net monthly
Probation: 3 months
Cogent Properties is hiring an experienced Quantity Surveyor to support our construction projects with accurate measurement, BOQ preparation and breakdown, material and labour scheduling, cost tracking, and commercial documentation.
This is a practical, hands-on role for someone who is strong in BOQ and cost breakdowns and understands how construction costs translate from drawings and specifications into actual materials, labour, and site execution.
The successful candidate does not necessarily need to be a senior Quantity Surveyor. However, they must have solid practical experience, strong attention to detail, and the ability to independently prepare, review, and break down BOQs and cost information.
Key Responsibilities
BOQ, Measurement & Cost Breakdown
- Prepare, review, and break down Bills of Quantities (BOQs) for construction projects.
- Take off quantities from drawings and project information accurately.
- Break down BOQ items into their required materials, labour, and other relevant cost components.
- Prepare detailed material schedules showing the quantities required for different stages of construction.
- Prepare labour schedules and estimates based on the scope and sequence of works.
- Identify and highlight discrepancies, omissions, or unusual quantities in BOQs.
- Assist in developing project cost estimates and budgets based on actual construction requirements.
- Review subcontractor and supplier quotations and compare them against BOQ quantities and expected costs.
Site Cost Control
- Monitor material usage and labour requirements against approved quantities and budgets.
- Track actual site costs against BOQ and project budgets.
- Identify wastage, excessive usage, cost overruns, and significant deviations from expected quantities.
- Work with the Project Manager and site team to ensure that cost information reflects actual work being executed on site.
- Assist in monitoring variations and ensuring that additional works are properly documented and costed before approval.
- Carry out site measurements and verify completed works.
Material & Labour Scheduling
- Develop and maintain material schedules from project BOQs.
- Break down project requirements into practical material quantities that can be used for procurement and site planning.
- Prepare labour schedules based on the different stages and activities of construction.
- Provide quantity and cost information to support procurement planning and project cash-flow requirements.
- Compare planned material quantities with actual materials purchased and used on site.
Valuation & Reporting
- Measure completed works accurately and prepare valuations based on actual work executed.
- Prepare cost summaries and reports showing budgeted cost, actual cost, committed cost, and variances where applicable.
- Provide weekly and monthly cost information to support project management decisions.
- Ensure all measurements, valuations, and supporting documents are properly recorded and traceable.
- Maintain organised QS records, including BOQs, measurements, material schedules, labour schedules, variations, quotations, and valuations.
Ownership & System Expectations
The Quantity Surveyor is expected to take ownership of the accuracy and reliability of the project's quantity and cost information.
You will be expected to:
- Ensure that quantities are properly measured and supported by drawings, site records, or other relevant documentation.
- Develop clear and usable material and labour schedules from project BOQs.
- Help improve the company's existing cost-tracking and reporting systems.
- Identify recurring cost issues, material wastage, and quantity discrepancies.
- Maintain consistent measurement and documentation practices across projects.
- Work within the company's approved templates, spreadsheets, and digital reporting processes.
- Ensure that information submitted for payment, procurement, or reporting can be traced back to the relevant BOQ, drawing, measurement, or site record.
Working Environment
Cogent Properties operates a structured and process-driven construction environment.
The Quantity Surveyor is expected to work with proper documentation and maintain accurate records of all quantities and costs.
- Measurements and valuations must be properly documented and traceable.
- Verbal claims or unverified quantities will not be accepted as the basis for payment or reporting.
- Site measurements must reflect the actual work executed.
- All material and labour requirements should be supported by proper quantity calculations.
- Accuracy, documentation, and attention to detail are critical to the role.
Requirements
- Degree, HND, or equivalent qualification in Quantity Surveying.
- Practical Quantity Surveying experience is required, particularly in building construction.
- Strong experience in BOQ preparation, measurement, and quantity take-off.
- Ability to break down BOQ items into materials and labour.
- Experience preparing material schedules and labour schedules.
- Good understanding of construction methods, materials, and site operations.
- Ability to read and interpret architectural, structural, and relevant construction drawings.
- Strong numerical and analytical skills.
- Good attention to detail and documentation.
- Comfortable using Excel, Google Sheets, and other digital/cloud-based tools.
- Ability to work independently and follow established processes.
- Experience working with contractors, subcontractors, suppliers, and site teams is an advantage.
What We Are Looking For
We are looking for someone who is good at QS work in practice, particularly BOQs and quantity breakdowns.
You should be able to receive a BOQ or project drawings and confidently answer questions such as:
- What materials are required?
- How much of each material is required?
- What labour is required for the work?
- What should the expected cost be?
- How much work has actually been completed?
- Does the quantity claimed by the contractor agree with the work on site?
- Are we experiencing wastage or cost overruns?
- What quantities should be planned for the next stage of construction?
This role is suitable for a hands-on QS with good practical experience, rather than someone whose experience is primarily administrative or theoretical.
