What they need

Real Estate Acquisitions Manager – Creative Finance & Wholesale

Remote | 100% Commission-Based

Location: (UNITED STATES PERFERRED)

About the Role

We are looking for an experienced Real Estate Acquisitions Manager to lead, coach, and help build our acquisitions department.

This is not an entry-level position, and this is not simply a sales position.

We need someone who already understands real estate acquisitions and can confidently evaluate opportunities, negotiate deals, coach a team, solve problems, and get contracts across the finish line without needing constant direction from upper management.

Taking initiative is a MUST.

We already have callers generating opportunities and an acquisitions team in place. We need a leader who can take ownership of the acquisitions side of the business and help us continue building and improving it.

This is a 100% commission-based position. There is no guaranteed salary or hourly pay.

Our Lead Flow

Our current acquisitions strategy is approximately:

  • 85–90% Direct-to-Agent
  • 10–15% Direct-to-Seller

Our primary focus is creative finance, including:

  • Subject-To
  • Seller Financing
  • Hybrid Transactions
  • Lease Options
  • Wraps

Experience with traditional cash acquisitions and wholesaling is a plus, but creative finance, leadership, negotiation, and closing experience are more important.

We Need Someone Who Can Own Acquisitions

This is extremely important.

We are looking for someone who can receive an opportunity and independently determine:

  • Is this actually a good deal?
  • What additional information is needed?
  • What strategy makes the most sense?
  • What terms should we pursue?
  • How should we approach the negotiation?
  • What objections need to be overcome?
  • What should the next follow-up look like?
  • What needs to happen to get the property under contract?

You should be able to make confident acquisitions decisions based on experience and the team's established buy boxes and criteria.

You should not need to rely on upper management to determine whether every opportunity is a good deal, tell you how to negotiate it, or walk you through how to close it.

Leadership will be available for collaboration and major decisions, but the Acquisitions Manager is expected to take ownership, make decisions, solve problems, and lead.

Key ResponsibilitiesAcquisitions & Closing

  • Evaluate incoming opportunities
  • Determine whether opportunities meet our buying criteria
  • Speak directly with real estate agents and sellers
  • Build strong relationships with agents
  • Identify seller motivation
  • Determine appropriate acquisition strategies
  • Negotiate purchase price and creative terms
  • Handle objections confidently
  • Present and explain LOIs and offers
  • Maintain consistent follow-up
  • Step into difficult negotiations when needed
  • Move qualified opportunities from lead to signed contract
  • Take ownership of getting deals across the finish line

Team Leadership & Coaching

This is a hands-on leadership position.

You will be responsible for:

  • Managing and supporting Acquisitions Specialists
  • Training team members on the acquisitions process
  • Coaching negotiations and objection handling
  • Reviewing calls and providing constructive feedback
  • Leading and participating in team meetings
  • Conducting role-play and training sessions
  • Being available to jump on calls when the team needs help
  • Helping team members analyze opportunities
  • Holding the team accountable for follow-up and performance
  • Developing team members into confident, independent closers

The goal is not to create a team that constantly needs answers.

The goal is to develop closers who can think, negotiate, and take initiative.

Build & Improve the Wholesale Operation

We are also looking for someone comfortable helping us build and improve a wholesale operation from the ground up.

You will work with leadership to:

  • Improve acquisitions processes
  • Develop and improve scripts
  • Improve lead follow-up systems
  • Help create SOPs and training materials
  • Establish KPIs and accountability standards
  • Identify bottlenecks
  • Improve pipeline management
  • Identify what's working and what isn't
  • Recommend and implement improvements
  • Help create repeatable systems that allow the team to scale

We don't want someone who simply follows an existing system.

We want someone who can recognize a problem and take the initiative to help solve it.

Communication & Availability

The right person must be an excellent communicator.

You must be comfortable communicating with agents, sellers, Acquisitions Specialists, callers, operations, and leadership.

You should also be comfortable:

  • Jumping on calls when a team member needs assistance
  • Coaching someone through a difficult negotiation
  • Taking over a conversation when necessary
  • Leading team meetings
  • Conducting training
  • Giving clear and constructive feedback
  • Communicating problems and solutions
  • Keeping the team informed and accountable

We need someone who is present, responsive, and involved with the team.

Who We're Looking ForMust-Haves

  • Real estate acquisitions or wholesaling experience
  • Proven sales and closing ability
  • Strong negotiation skills
  • Excellent communication skills
  • Strong leadership ability
  • Ability to evaluate deals independently
  • Ability to make decisions without constant approval
  • Ability to train and coach others
  • Strong follow-up habits
  • Problem-solving ability
  • High level of accountability
  • Takes initiative
  • Comfortable building and improving systems
  • Comfortable working in a growing operation
  • Comfortable with 100% commission-based compensation

Preferred Experience

Experience with:

  • Creative Finance
  • Subject-To
  • Seller Financing
  • Hybrid Transactions
  • Direct-to-Agent Acquisitions
  • Wholesale Real Estate
  • Managing an Acquisitions Team
  • Training Closers
  • Building a Wholesale Operation
  • Sales Processes and SOPs
  • CRM and Pipeline Management

Traditional cash acquisitions experience is a plus, but it is not required.

What We Already Have

You are not starting completely from scratch.

We already have:

  • Callers generating opportunities
  • Acquisitions team members
  • Existing scripts
  • Training materials
  • Lead sources
  • Buy boxes
  • Existing workflows and processes

We need someone who can help us improve, organize, manage, and scale what has already been built.

Compensation

100% Commission-Based

There is no guaranteed salary or hourly compensation.

Income is based on successfully closed transactions and performance. Full commission details will be discussed during the interview process.

What Success Looks Like

Success in this position means:

You take ownership.

You don't wait for upper management to tell you what to do with every opportunity.

You can evaluate the deal, develop a strategy, coach the team, negotiate, follow up, solve problems, and move opportunities toward contracts.

At the same time, you know when something genuinely requires leadership involvement and communicate accordingly.

We want someone who can become the person the acquisitions team goes to for answers—not someone who has to go to upper management for every answer.

Please send us your availability for a interview.

We are looking for someone who wants to take ownership, build, lead, coach, and close.
