Real Estate Analyst

Job Summary:

Assists the Real Estate Manager to manage Deaconess Health System’s (and its subsidiaries) real estate portfolio, which includes both leased and owned properties.

Job Duties

• • • Maintain accurate lease and property records in the real estate management software (Prolease).
    • Track critical dates such as lease expirations, renewals, rent escalations and options.
    • Ensure timely execution of lease related obligations.
    • Process and track real estate purchase and sale documents.
    • Add new leased and owned properties to insurance coverage with Risk (GL & Property).
    • Monitor Tenant COIs and enter in real estate management software.
    • Send new lease and lease renewal details to System Space Planning Committee for approval.
    • Assist with acquisition due diligence including review of leases and owned real estate.
    • Assist Facility Manager with interpretation of lease language for maintenance responsibility.
    • Provide general and administrative support for System Real Estate Manager and Financial Accountant Analyst.
    • Collaborate with brokers, legal and operations teams to support lease negotiations and renewals and purchase/sale of real estate.
    • Maintain and improve lease administration software and processes.
    • Support budgeting processes related to lease properties.
• • • Identify opportunities for automation and efficiency.

Job Requirements

• Education and Experience

• • Bachelor’s degree in business or related field and/or 3 or more years’ experience in lease administration preferably in a healthcare or corporate real estate setting. Experience with real estate management software (e.g, MRI, Prolease, Yardi) preferred.

• Language Skills

• • Strong understanding of lease terms, real estate principles and financial concepts.

• Mathematical Skills

• • Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent.

• Computer Skills

• • To perform this job successfully, an individual should have knowledge of real estate management software. Microsoft 365 Office with advanced Excel skills and experience with data analysis required.

  • Requires utmost discretion in working with confidential information and material.
  • Experience in healthcare compliance and regulatory requirements.
  • Familiarity with Stark Law and Anti-Kickback Statute as they relate to leasing.
  • Ability to manage multiple priorities and meet deadlines.
• • Excellent organization, analytical and communications skills.
  • GIS mapping and spatial analysis capabilities.
  • Project management skills are helpful but not required.
