Real Estate Analyst

Job Purpose

The Real Estate Analyst reports directly to the Financial Controller and is primarily responsible for generating financial analysis and reporting associated with a variety of asset classes and development initiatives. Strong communication, organizational, and time management skills with the ability to achieve deadlines are central to the success of the position.

Duties and Responsibilities

Under the direction of the Management Team the Real Estate Analyst will:

·        Produce and optimize financial modelling for certain projects and initiatives based on deal structure and input sensitivities.

·        Interpret data, correspondence, agreements, and ancillary documentation to inform and refine feasibility analysis.

·        Model complex equity, debt and joint-venture waterfall structures.

·        Make recommendations to the Management Team based on directed underwriting criteria and target outcomes.

·        Assess markets conditions with a view to identify opportunities, forecast & analyze trends of general business conditions for markets.

·        Conduct market research and financials due diligence and assess investment risk for various projects.

·        Collaborate with internal and external stakeholders, including investors, lenders, legal counsel, and brokers, to structure and execute transactions.

·        Create investment memorandums.

·        Monitor and analyze financial performance of properties and entities including cash management and forecasting.

·        Support Financial Controller by ensuring compliance with regulatory lender requirements, maintaining accurate records and documentation.

·        Preparation of recurring market reports and development updates.

·        Contribute to long-term financing and business strategy.

·        Generate technical reports for the Management Team.

·        Undertake credit analysis of prospective tenants and purchasers.

Qualifications

§  Degree in Finance, Accounting, Economics, or a related field.

§  Three to Five years of real estate development experience (or comparable academic record) preferred.

§  Proven track record in structuring and executing real estate transactions, including financing, acquisitions, and joint ventures.

§  Strong verbal and written communication skills.

§  Ability to professionally perform multiple, detail-oriented tasks with simultaneous deadlines.

§  Ability to prepare reports and articulate contents thereof.

§  Advanced Microsoft Excel financial modelling i.e. Sumif, Boolean Logic, and IndexMatch

§  Proficiency in Microsoft Word, PowerPoint, Outlook, Teams, SharePoint, and Adobe Acrobat Pro.

§  Strong physical and digital organization skills and experience with online file shares such as DropBox.

Physical Requirements

This is primarily a sedentary office position with requires the Real Estate Analyst to have the ability to operate computer equipment, speak, hear, bend, stoop, reach, lift, and move and carry up to 25 lbs. Finger dexterity necessary. The Real Estate Analyst will occasionally be required to perform their duties on-site which may present certain occupational safety hazards and therefore must use their best efforts to comply with OSHA standards.
