The Farm Program Structure
Through traditional finance paths, most professionals reach partner in 10–12+ years. Through the Farm Program, you can become a Junior Venture Partner in about two to three.
We will accelerate your career by eight to ten years in only three to four years. We provide young professionals with the opportunity for 7-figures in fees and equity based on performance, rather than adhering to arbitrary timelines. We empower young professionals with responsibility, experience across multiple verticals, and direct mentorship.
Phase 1 (for intern candidates): An estimated 2–6 month training period as a Real Estate Analyst Intern. You will do real work from day one: outbound sourcing, pipeline management, and live deal support. This period is unpaid.
Phase 2 (for intern candidates): You will transition to a part-time, paid Analyst role with increased scope and defined performance benchmarks.
Phase 3 (for intern candidates): Strong performers will be offered conversion to a full-time, paid Analyst role, with a clear path to Junior Venture Partner at de Anda Capital or an affiliated platform.
About the Role
You will own the top of our commercial real estate sourcing funnel. You will build relationships with commercial brokers in our target markets, work them for off-market opportunities, screen what comes back against our acquisition criteria, and present the deals that qualify. You will work directly with senior management on live acquisitions, not case studies.
- Run outbound to commercial brokers, owner-operators, and property management operators in our target markets, and take the calls.
- Identify off-market and pre-market inventory, and keep the broker list and follow-up cadence current so relationships stay warm between deals.
- Screen inbound offering memorandums (OMs) against our acquisition criteria and recommend action.
- Build and analyze rent rolls, normalize T-12s, and model cash flow, debt service, and return metrics.
- Own the acquisition pipeline tracker: every deal, its tier, its open questions, and next steps.
- Draft screening memos and partner summaries that spell out each deal's attributes, risks, and mechanisms.
- Prepare briefing notes ahead of broker, operator, and investor calls.
- Report on pipeline activity: what came in, from which channel, and what converted.
QualificationsWhat We Are Looking For
- Rising senior in an undergraduate or graduate program, or a recent graduate.
- Exceptionally self-motivated, with the initiative to follow up, close loops, and surface problems early in a remote setting without being asked.
- Comfortable talking to strangers on the phone, and willing to run high-volume outbound and hold live calls with brokers and business owners. This is a phone-and-email-forward role.
- Excellent judgment about people.
- Writes handoffs someone else can act on without a follow-up.
- Working proficiency in Excel or Google Sheets.
- Comfort with core commercial real estate concepts (NOI, cap rate, cash-on-cash, DSCR), including the ability to identify the risks and attributes of a deal.
Preferred Qualifications
- Exposure to commercial real estate, brokerage, property management, or small-business acquisitions and search funds.
- Familiarity with Clay, or with CRM and enrichment tools such as HubSpot, Affinity, Apollo, or LinkedIn Sales Navigator.
- Prior internship, coursework, or project work in real estate, investment banking, private equity, or corporate development.
- Genuine interest in the owner-operator model and how partnerships between capital and operators are built and maintained.
