What they need
About FastPro Restoration
FastPro Restoration is a family-owned restoration company serving homeowners and commercial clients throughout the region. We help customers recover from water, fire, smoke, and other property damage by delivering responsive service, clear communication, and quality reconstruction.
We are looking for a Project Manager who takes ownership, protects the customer experience, understands the numbers behind every job, and follows projects through to a clean financial and operational close.
Job Description
FastPro Restoration is seeking an experienced Reconstruction Project Manager to manage residential restoration and reconstruction projects from assignment through final collection.
This is not simply a scheduling role. The Project Manager owns the overall financial and operational success of each assigned project, including scope accuracy, estimating and supplements, project budgets, subcontractor management, material purchasing, homeowner communication, gross margin, project documentation, and closeout.
The Project Manager reports to the Service Manager and oversees a paired Field Supervisor responsible for day-to-day production activities.
The right candidate understands residential construction, communicates confidently with homeowners and trade partners, and can balance production demands with the financial discipline needed to protect project margins.
Key Responsibilities
Project Planning and Scope Management
- Review insurance carrier estimates for accuracy, completeness, and alignment with the work required.
- Walk project sites to verify scope and identify potential supplements, permits, engineering needs, or additional requirements.
- Create a clear production plan before work begins.
- Confirm the project scope, budget, allowances, selections, and contract requirements.
- File for permits and coordinate engineers when required.
- Monitor Additional Living Expense coverage and coordinate extensions with public adjusters or insurance adjusters before coverage expires.
- Ensure required Home Improvement Contracts and change orders are signed before related work begins.
Estimating, Supplements, and Change Orders
- Prepare, submit, negotiate, and track insurance supplements through final approval.
- Evaluate discovered conditions and determine whether they require an insurance supplement or a homeowner-paid change order.
- Price homeowner upgrades and changes accurately.
- Confirm carrier or homeowner approval before additional work proceeds.
- Maintain responsibility for supplements that arise after the project has entered production.
Budget and Financial Management
- Build the initial project budget and update it as scope, material, labor, and project conditions change.
- Maintain accurate estimated revenue, budget, cost, and financial information in Albi.
- Protect project gross margin by controlling costs, managing scope changes, and identifying potential overruns early.
- Escalate margin erosion or potential losses to the Service Manager as soon as they are identified.
- Prepare accurate monthly work-in-progress reporting.
- Review and approve or deny subcontractor invoices before payment.
- Support the collection of deductibles, depreciation, Act 93 funds, change orders, and remaining project balances.
- Remain accountable for the project through final payment and collection.
Subcontractor and Material Management
- Recruit, vet, and maintain a reliable network of qualified subcontractors.
- Negotiate subcontractor pricing and project agreements.
- Select and schedule subcontractors based on project requirements, availability, and performance.
- Order materials within approved project allowances and budgets.
- Confirm subcontractor work aligns with the approved scope, schedule, quality expectations, and contract requirements.
- Address performance, pricing, or schedule issues before they negatively affect the homeowner or project margin.
Homeowner Communication
- Lead homeowner communication related to scope, pricing, contracts, insurance supplements, change orders, deductibles, payments, and collections.
- Lead the selections process, communicate allowances, explain insurance coverage, and price upgrades that exceed approved allowances.
- Set clear expectations regarding project scope, responsibilities, and next steps.
- Respond to homeowner complaints and project escalations promptly and professionally.
- Maintain consistent communication while ensuring financial or scope commitments are properly documented and approved.
Project Closeout
- Coordinate pack-back activities with the FastPro Content Team when applicable.
- Confirm punch-list items are completed and the final walkthrough has passed.
- Ensure the Certificate of Completion is signed for every project.
- File for recoverable depreciation and confirm all required completion photos and supporting documents have been submitted.
- Confirm the final invoice has been issued and all applicable payments have been collected.
- Ensure project financials, documentation, supplements, contracts, permits, engineering reports, and approved bills are accurate before closeout.
Qualifications
- Previous experience managing residential reconstruction, restoration, remodeling, or insurance-related construction projects.
- Strong understanding of residential construction methods, materials, trades, and sequencing.
- Experience reviewing estimates, developing project budgets, and managing job costs.
- Ability to negotiate subcontractor pricing and manage multiple trade partners.
- Strong financial judgment with an understanding of gross margin, cost control, and budget forecasting.
- Excellent homeowner communication, negotiation, and conflict-resolution skills.
- Strong organizational skills and the ability to manage multiple active projects.
- Comfortable using project-management software and maintaining accurate financial and project records.
- Ability to read scopes, estimates, contracts, change orders, and construction documents.
- Valid driver’s license and ability to travel to project sites throughout FastPro’s service area.
Preferred Qualifications
- Experience with insurance restoration or property-loss reconstruction.
- Experience preparing and negotiating insurance supplements.
- Familiarity with carrier estimates, depreciation, deductibles, public adjusters, and insurance-claim workflows.
- Experience using Albi, Xactimate, or similar restoration and estimating platforms.
- Experience leading Field Supervisors, subcontractors, or residential construction teams.
