We’re seeking a Regional Leasing Manager to lead leasing strategy and support onsite teams across our student housing portfolio throughout the United States.

Based in our Silver Spring corporate office, this role combines portfolio oversight with hands-on coaching and execution. You’ll partner with operations, marketing, and asset management to strengthen leasing performance, drive occupancy, and help communities achieve their goals.

What You’ll Do

Portfolio Leasing Strategy and Execution

• Develop and execute annual and seasonal leasing strategies aligned with academic calendars, property budgets, and occupancy goals.
• Drive pre-leasing and renewal performance across communities nationwide.
• Monitor leasing pace, identify underperforming communities, and work with property and regional leadership to implement improvement plans.
• Coordinate pricing and concession recommendations with asset management and operations.
• Evaluate market conditions, competitor activity, and leasing trends to recommend adjustments.
• Provide hands-on support during peak leasing periods, staffing transitions, and property performance interventions.

Performance Reporting and Process Improvement

• Track and analyze prospect traffic, lead-to-lease conversion, renewal rates, occupancy pacing, and concession effectiveness.
• Lead weekly leasing calls with onsite teams to review results, priorities, and action plans.
• Prepare leasing reports and practical recommendations for corporate leadership.
• Develop consistent leasing procedures, reporting standards, and playbooks across the portfolio.
• Review CRM activity, lead management, and follow-up practices to improve the prospect experience and conversion results.

Marketing Collaboration

• Partner with the marketing team to align campaigns, outreach, and advertising with community leasing needs.
• Review lead quality and campaign results to identify opportunities for improvement.
• Support effective use of internet listing services, property listings, and CRM workflows.
• Help onsite teams plan and execute campus outreach, housing fairs, resident referral initiatives, and leasing events.
• Ensure property teams consistently execute approved marketing and leasing initiatives.

Training and Team Development

• Train and coach onsite leasing teams on sales techniques, phone skills, tours, closing, and prospect follow-up.
• Reinforce effective use of property management systems and CRM tools.
• Conduct leasing audits and mystery shops, communicate findings, and follow through on improvement plans.
• Support the hiring, onboarding, and development of leasing professionals.
• Partner with property and regional managers to establish clear leasing expectations and accountability.
• Promote compliance with Fair Housing requirements, company policies, and consistent customer service standards.

Qualifications

• At least three years of progressive residential leasing experience, including team leadership, training, or responsibility for leasing performance.
• Student housing experience strongly preferred, including familiarity with academic leasing cycles, pre-leasing, and renewals.
• Experience supporting multiple properties or working in a regional or portfolio role preferred.
• Demonstrated success improving occupancy, leasing conversion, or renewal performance.
• Strong analytical skills and the ability to translate leasing data into practical action plans.
• Proficiency with property management systems, CRM platforms, and Microsoft Excel.
• Strong communication, coaching, organizational, and problem-solving skills.
• Ability to collaborate with onsite teams and corporate leadership while managing competing priorities.
• Working knowledge of Fair Housing requirements and leasing best practices.
• Ability to meet the position’s nationwide travel requirements.

Work Location and Travel

• This position is based in HH Red Stone’s Silver Spring, Maryland corporate office , with office attendance expected when not traveling.
• Approximately 40–50% nationwide travel , including overnight stays, is required to support communities across the portfolio.
• Travel will include team training, leasing audits, campus events, and hands-on property support.
• Travel schedules will vary based on business needs, with increased travel during peak pre-leasing periods.
• Occasional evening and weekend work may be required for events and critical leasing needs.
