Regional Manager - Property Management

This isn't a standard role. We are looking for someone who genuinely loves property management, the complexity of it, the pace of it, and wants to lead a team that feels the same way.

Wolfbrook Property Management has grown to nearly 5.000 properties under management nationally by refusing to cut corners on service. As we scale our Wellington portfolio, we need a Regional Manager who can take full ownership of the region, someone who sets the bar high and brings their team with them.

The role

Permanent, full-time, office-based in Lower Hutt, Wellington. You will report to an experienced and impressive General Manager of Property Management and lead a team of Property Managers and Letting Agents.

The brief is clear: own the portfolio performance including arrears, vacancy, compliance, landlord retention, and build a team culture where accountability and professionalism are not just expected, they are the norm.

You'll thrive here if you have

• 5+ years of leadership and team management experience within the property management industry.

• Senior Residential PM experience; you have run a substantial portfolio and know it inside out.

• Deep, applied RTA knowledge and current Healthy Homes Standards expertise.

• Tenancy Tribunal experience; you do not hesitate to file when it is time.

• A genuine track record on arrears and vacancy; numbers you are proud to talk to.

• Experience leading PM teams; people respect you because you know your stuff and you are consistent.

• Strong landlord relationships built on proactive communication, not reactive damage control.

• Commercial acumen across portfolio profitability, trust accounting and financial reporting.

• Full NZ driver's licence.
