Resident Manager

Foresight Recruitment Group is partnering with a residential property management company to recruit a Live-In Superintendent for a 43-suite rental building in Richmond Hill.

Reporting to the Property Manager, you will oversee day-to-day building operations, provide responsive service to residents, and keep the property clean, safe, and well maintained. This position combines hands-on maintenance with leasing and resident administration.

What you’ll do

• Respond to resident questions, maintenance requests, and concerns professionally.
• Support leasing, including suite showings, applications, waitlists, lease documentation, and move-in coordination.
• Assist with rent collection, arrears follow-up, and resident notices.
• Complete minor repairs and routine maintenance, escalating larger issues to the Property Manager or qualified contractors.
• Coordinate contractor access and follow up on outstanding work.
• Clean common areas, manage garbage and recycling, and prepare vacant suites for turnover.
• Conduct building inspections and support fire and life safety procedures.
• Maintain maintenance records, supply inventories, and resident documentation.
• Perform seasonal exterior upkeep, including minimal sidewalk snow removal.
• Respond to building emergencies and participate in on-call coverage as required.

What you bring

• Previous experience as a residential superintendent, resident manager, or in a comparable building operations role.
• Hands-on maintenance skills and the ability to assess when a qualified trade is required.
• Experience with resident relations, leasing administration, and rent collection.
• Strong communication, organization, and follow-through.
• Familiarity with Ontario residential tenancy requirements and building safety procedures.
• Comfort using email and maintaining digital records.
• Willingness to live onsite in the provided accommodation.
