Resident Services Manager

Company and Job Overview:

Well-established family owned and operated property management company seeks experienced full-time resident service manager of day-to-day operations for small multifamily portfolio in Lakeview and the Gold Coast. The ideal candidate will have at least 3 years experience in the multi-family industry, be a skilled multi-tasker, well organized, effective communicator, calm under pressure and able to redirect focus at a moment's notice. Being a small family business, employees wear many hats, and are expected to take initiative, think on their feet, have a spirit of cooperation, and not be afraid to get their hands dirty. Will work closely with the owner who built this company from the ground up decades ago and still enjoys being very involved in the day-to-day decisions and operations.

Chicago native and/or knowledge of neighborhoods and streets a plus, bonus if knowledge/experience with handling emergencies.

Must have reliable transportation. Applicant is required to travel between properties, sometimes at a moment's notice.

Job Responsibilities:

Manage day-to-day resident related operations including, but not limited to:

• Respond to Applicant and Resident communications and needs (Email, Phone, Text Messages) in a timely and professional manner
• As needed, be the conduit between tenants and maintenance/vendors to assure building issues and upgrades are completed to satisfaction.
• Input work order assignments within the Resman software program
• Key and allocate vendor invoices and credit card charges
• Track missing packages and occasionally come up with creative storage solutions for both office and tenant packages.
• Communicate with residents regarding any building projects or service issues
• Other data entry as needed

Manage Turnover and monthly operations including, but not limited to:

• Scheduling and management of Move-Ins and Move-Outs, keying resident lifecycle and related data into the property management software
• Check Resman software to assure all monthly rents are paid, handle delinquencies, late fees and return payments
• Monitor renter’s insurance compliance
• Take photos of remodeled units as necessary

Manage Leasing:

• Communicate with outside leasing personnel to manage advertisements
• Respond to inquiries, schedule and show available apartments to prospects
• Send out and process prospect applications and send out new leases and lease renewals

Collaborate with:

• Maintenance Supervisor and other maintenance staff as needed
• IT Specialist
• Marketing

Qualifications:

• 3 + years in resident service management or similar operation
• Proficiency in property management software, preferably Resman
• Proficiency in Proton Mail, MS Suite
• Comfortable with PCs, Printers/Scanners and able to assist IT Specialist with remote troubleshooting
• Resident Package Management systems
• Key Fob Systems
• Valid driver's license and reliable transportation
• Must be legally authorized to work in the United States

Preferred:

• Comfortable with driving to meet resident prospects at buildings

Pay: $65,000.00 - $75,000.00 per year
