Qualifications

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, Quantity Surveying, or a related field
• At least 2 years of experience in residential construction estimating, quantity surveying, or project costing
• Experience estimating new residential buildings, renovations, extensions, or remodeling projects
• Strong knowledge of construction materials, methods, sequencing, and industry practices
• Ability to read and interpret architectural, structural, electrical, and plumbing plans
• Knowledge of quantity takeoffs, cost analysis, budgeting, and bid preparation
• Proficiency in Microsoft Excel and other Microsoft Office applications
• Experience using estimating or takeoff software is an advantage
• Strong written and verbal communication skills
• Excellent attention to detail and numerical accuracy

Responsibilities

• Review architectural, structural, electrical, plumbing, and other construction plans and specifications.
• Prepare detailed quantity takeoffs for materials, labor, equipment, and subcontracted work.
• Develop accurate cost estimates for residential construction projects.
• Request, collect, and compare quotations from suppliers, vendors, and subcontractors.
• Prepare bills of quantities, cost breakdowns, project budgets, and tender documents.
• Identify missing, unclear, or inconsistent items in construction plans and specifications.
• Coordinate with architects, engineers, project managers, and clients regarding project requirements.
• Estimate costs for site preparation, structural work, architectural finishes, electrical work, plumbing work, and other construction activities.
• Apply appropriate labor rates, material prices, equipment costs, overhead expenses, contingency allowances, and profit margins.
• Maintain an updated database of material prices, labor rates, subcontractor rates, and supplier information.
• Evaluate alternative materials and construction methods to reduce costs without compromising quality.
• Prepare cost comparisons and value-engineering recommendations.
• Assist in preparing project proposals, quotations, bids, and contracts.
• Monitor project costs and compare actual expenses against approved estimates and budgets.
• Prepare variation order estimates for additional or revised construction work.
• Participate in site visits, pre-bid meetings, project meetings, and client presentations as required.
• Maintain complete and organized estimating records, calculations, quotations, and supporting documents.
• Ensure estimates comply with applicable building codes, project standards, and company policies.
• Coordinate with the purchasing team regarding material availability, lead times, and pricing.
• Perform other related duties as assigned by management.
