What they need

Residential Construction Superintendent – High-End Custom Homes

Location: Bucks County, Pennsylvania
Position: Full-time, salaried, field-based
Base salary: $65,000 Minimum - Commensurate with experience

Position Overview

We are a high-end residential design-build company seeking an experienced Construction Superintendent to lead the field execution of custom homes.

Our projects require considerably more attention to detail, planning and coordination than conventional or production homebuilding. The successful candidate will understand sophisticated architectural drawings, anticipate field conflicts, coordinate demanding construction sequences and maintain an exceptional standard of craftsmanship from mobilization through final completion.

This is a hands-on field leadership position—not a desk-based project-management or hybrid role. The Superintendent must be consistently present, engaged and accountable for what happens on the jobsite each day. The right person plans ahead, communicates clearly, holds subcontractors accountable professionally and identifies problems before they affect quality, schedule or cost.

Primary Responsibilities

  • Take ownership of daily field operations from site mobilization through punch-list completion and owner turnover.
  • Develop and maintain short-term look-ahead schedules that support the overall project schedule.
  • Coordinate subcontractors, vendors, inspections, deliveries and required jobsite information so work can proceed without avoidable delays.
  • Confirm that preceding work, materials, approvals and field conditions are ready before scheduling the next trade.
  • Thoroughly review architectural, structural, interior-design and engineering drawings, specifications and approved selections.
  • Identify drawing conflicts, missing information and constructability concerns before they become field problems.
  • Work closely with the project architect, project manager, interior designer, purchasing team and trade partners to resolve issues promptly.
  • Inspect work in progress for dimensional accuracy, proper installation, alignment, finish quality and compliance with the approved design.
  • Establish mockups or first-installation reviews when appropriate before allowing repetitive work to continue.
  • Maintain high standards for jobsite organization, protection of completed work, cleanliness, security and safety.
  • Conduct regular quality-control inspections and ensure deficiencies are corrected promptly.
  • Maintain accurate daily logs, progress photographs, schedule updates, inspection records and other project documentation in Buildertrend.
  • Use Bluebeam and digital construction documents effectively in the field.
  • Communicate professionally with homeowners while following established procedures for decisions, changes and additional work.
  • Manage punch-list and closeout activities aggressively so projects are completed fully.
  • Lead by example and create a jobsite culture of accountability, cooperation, respect and craftsmanship.

Required Qualifications

  • At least seven years of residential construction experience, including a minimum of three years with direct responsibility as a superintendent or field leader.
  • Demonstrated experience supervising custom homes, luxury residential construction or complex high-quality renovations.
  • Strong understanding of residential construction methods, materials, sequencing, building systems and building-envelope details.
  • Ability to read and coordinate architectural, structural, mechanical, electrical and interior-design drawings.
  • Proven ability to manage subcontractors, schedules, inspections, deliveries and multiple overlapping field activities.
  • Strong quality-control instincts and the ability to recognize work that does not meet the drawings, manufacturer requirements or high-end residential standards.
  • Ability to anticipate upcoming needs and solve problems without waiting for someone else to manage the jobsite.
  • Clear, professional communication with clients, architects, designers, subcontractors and company leadership.
  • Comfortable using Buildertrend, Bluebeam, email, digital drawings, photographs and mobile technology for field documentation.
  • Working knowledge of residential building codes, OSHA requirements and standard jobsite safety practices.
  • Valid driver’s license and ability to travel regularly among projects in Bucks County and surrounding areas.
  • Ability to perform normal jobsite activities, including walking uneven terrain, climbing stairs and ladders, and inspecting work under construction, with or without reasonable accommodation.

The Right Candidate

The right candidate takes personal ownership of the project and does not rely on repeated direction to keep the work moving. You should be able to look several weeks ahead, recognize what information and materials will be needed, and coordinate those needs before they become emergencies.

You must be equally comfortable walking the project with a homeowner, discussing a detail with an architect, correcting a subcontractor and documenting the day’s progress accurately.

Quality on our projects is not something addressed only during the punch list. It must be managed continuously throughout construction.

What Success Looks Like

  • Subcontractors arrive to a prepared site with the information and materials needed to perform their work.
  • Field conflicts are identified and resolved before they affect construction.
  • The project schedule is actively managed rather than merely reported.
  • Work is installed correctly the first time and completed areas are properly protected.
  • Clients experience organized, professional and informed jobsite leadership.
  • Project documentation is current, accurate and useful.
  • The home is delivered at the quality level expected of a high-end custom design-build company.

If you have successfully led complex custom residential projects and take pride in organization, craftsmanship and personal accountability, we would like to hear from you.
