What they need
About the Role
Bedrock Residential owns and manages a portfolio of smaller multifamily and residential properties spread across Southern California. We are looking for a Scattered Site Property Manager (sometimes called an Area or Portfolio Property Manager) to own the day to day management of that portfolio. This is not an onsite role at a single building. You will oversee many different assets at once, work closely with our ownership and accounting team, and be the main point of contact for residents, vendors, and contractors.
If you have managed a portfolio of scattered, smaller properties for a lean management company and you like variety, ownership, and solving problems, this role is for you.
What You Will Do
Leasing and Vacancy
- List vacant units for rent, set pricing, and keep vacancy days low
- Schedule and coordinate showings and collect feedback from prospects
- Process applications and run tenant background and credit reports in line with fair housing rules
- Prepare leases and manage the signing process
- Coordinate tenant turnovers with contractors so units get back on the market quickly
Resident Relations and Rent
- Serve as the main point of contact for tenant questions and concerns
- Gather resident feedback and address issues before they escalate
- Plan and execute annual rent increases and lease renewals within RSO and state limits
- Partner with accounting on rent collection, delinquency follow up, and tenant ledgers
- Conduct move in and move out inspections and handle security deposit accounting
- Prepare and serve notices and coordinate with legal counsel when a matter escalates
Maintenance and Capital Projects
- Manage the maintenance desk and coordinate repair requests with tenants and vendors
- Coordinate large capital repairs such as roofs, HVAC, and sewer lines, including getting bids and tracking work to completion
- Conduct quarterly on site property visits and inspections
- Build and maintain a reliable bench of vendors and contractors
Compliance and Reporting
- Handle City of Los Angeles Rent Stabilization Ordinance (RSO) requirements, registrations, and rental housing inspections (SCEP)
- Stay current on California Tenant Protection Act (AB 1482), LA Just Cause, and fair housing requirements
- Keep leases, notices, and property files accurate and up to date in our property management software
- Provide leadership with regular updates on occupancy, turnovers, delinquencies, and open capital projects
What We Are Looking For
- 3 or more years of residential property management experience (4+ preferred), ideally managing multiple smaller properties or a scattered site portfolio
- Working knowledge of Los Angeles RSO and California landlord tenant law
- Experience with property management software such as AppFolio, Yardi, Buildium, or similar
- Experience coordinating vendors, contractors, and capital projects
- Strong organization and follow through across many properties at once
- Clear, professional communication with residents, vendors, and ownership
- Comfortable working independently in a small, fast moving team
- Valid California driver's license, reliable transportation, and comfort driving between properties
- California DRE license or Spanish language skills are a plus, not required
What Success Looks Like in Your First 90 Days
- You know every property in the portfolio, its residents, and its open issues
- Vacant units are listed, priced, and turning faster
- RSO registrations, inspections, and renewals are tracked on a calendar with nothing slipping
- Leadership has a clear weekly view of occupancy, turnovers, delinquencies, and capital projects
Why Bedrock
You will have real ownership over a growing portfolio, direct access to leadership, and the chance to shape how we manage our properties as we grow. We are a small team that moves quickly and values people who take initiative.
