Section 8 Property Manager

Position Summary

Seeking an experienced Property Manager to oversee the daily operations of a Section 8 apartment community. This position is responsible for property operations, resident relations, HUD compliance, collections, maintenance coordination, and overall property performance.

Key Responsibilities

• Manage daily property operations and resident relations.
• Maintain compliance with HUD and Section 8 requirements.
• Complete annual and interim recertifications accurately and on time.
• Maintain compliant resident files, EIV documentation, and waiting lists.
• Manage leasing, move-ins, move-outs, transfers, and vacancies.
• Collect rent, monitor delinquency, and issue required notices.
• Coordinate maintenance requests, unit turns, and preventative maintenance.
• Conduct property and unit inspections and prepare for HUD/NSPIRE inspections.
• Review invoices, monitor property expenses, and assist with budget performance.
• Supervise and coordinate onsite staff as applicable.
• Maintain strong curb appeal and overall property condition.
• Communicate significant resident, maintenance, compliance, or operational issues to management.

Qualifications

• Property management or multifamily housing experience required.
• Section 8/HUD experience strongly preferred.
• Experience with recertifications, EIV, resident files, and HUD compliance preferred.
• Strong organizational, communication, and customer service skills.
• Ability to manage multiple priorities and meet regulatory deadlines.
• Comfortable using property management software and Microsoft Office.

Full-time, onsite position

$45,000/yr (negotiable with experience)
