Position Type: Part-Time

Pay Rate: $22-$27 per hour (depending on experience)

Position Overview

The Management Works is seeking a dependable, detail-oriented Part-Time Facility Manager with prior self-storage experience to oversee day-to-day property operations, customer service, leasing, and sales. The ideal candidate will take ownership of maintaining high occupancy rates, managing tenant relations, upholding security standards, and ensuring clean, efficient operations.

About 949 Storage

Located on Harbor Boulevard in Costa Mesa with easy access to the 55, 405, and 73 freeways, 949 Storage is a newly constructed, two-story self-storage facility managed by The Management Works. Our facility features secure pad-locked drive-in gates, modern access control, 24-hour video surveillance, and on-site customer amenities. We pride ourselves on providing exceptional, prompt, and professional service to our tenants.

Key Responsibilities
Day-to-Day Operations

• Opening and closing the facility
• Answering phone calls and emails
• Keep the facility clean and secure
• Handling customer questions and complaints
• Monitoring access gates and tenant access
• Rent collections
• Communicating with tenants about access, delinquency, notices, etc.
• Oversee and coordinate facility maintenance & projects interior and exterior.
• Processing payments and daily deposits
• Review and prepare daily/monthly occupancy and financial reports
• Approving and submitting vendor bills
• Applying late fees
• Managing tenant insurance/protection plans
• Documenting damage or abandoned property
• Increase rents - monthly
• Sell moving supplies
• Following lien-sale/legal procedures
• Coordinating auctions as needed
• Making sure required notices are sent
• Following company policies and applicable storage laws

Leasing

• Processing move-ins & move-outs
• Giving tours and explaining unit sizes/pricing
• Preparing rental agreements

Qualifications & Skills

• Experience Required: Prior self-storage facility management experience is required.
• Knowledge: Familiarity with California self-storage laws, lien procedures, and rental management software (AppFolio) is desirable.
• Customer Service: Strong written and verbal communication skills with a customer-first mindset.
• Organization: Detail-oriented with ability to handle financial reporting, rent increases, and daily deposit reconciliation independently.
• Physical Requirements: Ability to walk the property, perform routine facility walk-throughs, clean units as needed, and lift up to 30–50 lbs.
