Position: Senior Advisor – Data Centre Acquisition & Development Consulting

Position Type: Contract

No. of Positions: 1

Location: Canada (remote)

The Opportunity

Our client is evaluating investments in the Canadian data center sector. The investment strategy includes two potential paths:

  • Acquisition of an existing operating or development-stage data center, or
  • Acquisition of a suitable property/site followed by the development of a new data center.

We are seeking a highly experienced Data Centre Acquisition & Development Advisor who has personally participated in multiple data centre acquisitions and/or successfully delivered data centre developments from initial feasibility through construction, commissioning, and operational handover. The objective is to help investors identify the right data center opportunity, acquire it at the right economics, minimize technical and development risks, and successfully deliver an operational data center within the targeted investment framework.

This is not primarily a brokerage or real estate role, but we are open to discussing the right opportunities for investment.

Key Responsibilities

Acquisition & Site Due Diligence

  • Help define the investment and acquisition strategy within a C$20–30M capital framework.
  • Identify and evaluate existing data centers, development opportunities, buildings, and greenfield sites.
  • Lead technical and commercial due diligence on potential acquisitions.
  • Evaluate facility condition, remaining infrastructure life, expansion potential, and required CapEx.
  • Assess acquisition risks and provide clear Go / No-Go recommendations to the investor.

Power, Infrastructure & Connectivity

  • Evaluate utility power availability, capacity, redundancy, interconnection requirements, and delivery timelines.
  • Review electrical infrastructure, including substations, transformers, switchgear, UPS, and backup generation.
  • Evaluate cooling systems and mechanical infrastructure.
  • Assess fiber availability, carrier diversity, and connectivity.
  • Review redundancy, resiliency, and reliability requirements.

Financial & Commercial Assessment

  • Develop or review project CapEx and OpEx assumptions.
  • Evaluate acquisition versus new-build economics.
  • Identify potential hidden or future capital requirements.
  • Support financial feasibility and investment-return analysis.
  • Assist with commercial negotiations where required.

Development & Construction

For a new-build or major redevelopment project, act as the investor’s/owner’s representative from concept through completion.

Responsibilities may include:

  • Assist in site selection
  • Feasibility assessment
  • Design and engineering coordination
  • Utility negotiations
  • Zoning and permitting
  • Environmental considerations
  • Selection of architects, engineers, and contractors
  • Procurement strategy
  • Construction budgeting
  • Schedule management
  • Construction oversight
  • Cost and change-order control
  • Risk management
  • Commissioning and testing
  • Operational handover

Ideal Background

We are particularly interested in executives or senior consultants with approximately 15–20+ years of relevant experience in data centers, mission-critical facilities, infrastructure development, or related areas. Candidates should have personally participated in at least 3–5 significant data center acquisitions and/or developments. Experience should preferably include projects in the C$10M–C$200M+ range, including smaller and mid-sized data centers—not exclusively hyperscale developments.

Mandatory Experience

Candidates should be able to demonstrate:

  • Direct data center acquisition or development experience
  • Data center technical due diligence
  • Site selection and feasibility
  • Utility and power-capacity assessment
  • Data center electrical and mechanical infrastructure
  • CapEx and development budgeting
  • Design and engineering oversight
  • Construction/project management
  • Commissioning and operational readiness
  • Management of external engineers, contractors, and technical specialists

Canadian market contacts and experience are strongly preferred, particularly knowledge of Ontario and/or Alberta utilities, permitting, construction, and data center markets. Investors are open to the right projects across Canada.

Important Candidate Requirement

During the selection process, candidates will be asked to provide examples of data centre projects they have personally completed, including Location, Facility Size/MW, Investment Value, Acquisition/New Build, Candidate's Role, Responsibilities, and Project Outcome.

We are looking for individuals who have been directly responsible for delivering projects—not candidates whose experience has been primarily advisory from a distance.

Engagement Structure

The initial engagement is expected to be approximately 3–6 months, focused on investment strategy, opportunity evaluation, site/facility assessment, and acquisition due diligence. Following acquisition or site selection, the engagement may be extended for the successful advisor to act as the Owner’s Representative

Through development, construction, commissioning, and operational handover .

The advisor must be independent and comfortable recommending that the investor not proceed with an acquisition or development when power, infrastructure, cost, schedule, or commercial risks do not support the investment.
