Senior Building Service Coordinator

About the role

The Senior Building Services Coordinator is responsible for planning, coordinating, supervising and closing out all building services works under the main contractor's scope for a live or partially live data‑centre renovation project in Hong Kong. The role focuses on the integration of mechanical, electrical, fire services, plumbing and extra-low-voltage systems to achieve safe execution, statutory compliance, technical coordination, staged handover and successful commissioning in accordance with contract requirements and project programme.

What You'll Be Doing

• Lead coordination of all building services installations, including electrical, UPS/generator, MV/LV, precision cooling/chilled water, ventilation, fire services, plumbing and drainage, BMS/EMS, security and ELV/cabling.
• Review contracts, different drawings, equipment submissions and method statements to ensure buildability, maintainability and compliance.
• Manage combined services drawings, coordination workshops and clash resolution meetings with consultants, subcontractors and BIM/CAD teams before and during installation works.
• Develop and monitor building services programmes, subcontractor sequencing and sectional completion.
• Coordinate builder's work interfaces, including openings, supports, penetrations, fire stopping and plant bases.
• Plan shutdowns, cutovers, temporary services, risk assessments and permit-to-work for live systems.
• Assist the T&C Manager with testing, commissioning, integrated tests, defect close-out and handover documentation.
• Ensure quality, safety and statutory compliance, and maintain inspection, test and commissioning records.
• Provide progress/risk reports and technical input for procurement, variations and claims.
• Represent the main contractor on site and drive MEP subcontractor accountability.

What We're Looking For

• Degree, Higher Diploma or Diploma in Building Services, Electrical, Mechanical or related engineering.
• Minimum 8 years' building services coordination or site management experience, with senior-level responsibility.
• Data centre or mission-critical experience strongly preferred.
• Experience in live/occupied renovation, A&A, fit-out or replacement works.
• Experience in testing and commissioning, phased handover and defect close-out.
• Familiar with Hong Kong site practice, statutory inspections and subcontractor management.
• Knowledge of critical MEP systems, including power, cooling, fire and BMS/EMS.
• Able to interpret contract drawings, coordination drawings, single-line diagrams and control schematics.
• Strong leadership, coordination, problem-solving and communication skills.
• Good English and Chinese; Cantonese preferred.

Preferred

• Main contractor experience on E&M-intensive projects in Hong Kong.
• Experience with phased renovation works in operational facilities.
• Familiarity with client-side change management and critical environment protocols.
• Immediate availability or short notice period is an advantage.
• High proficiency in AutoCAD, Revit or Navisworks is more preferred.
