Senior Data Center Developer - Houston, Texas

We’re hiring a hands-on developer to take our sites from signed land agreement to financial close. You’ll own the process end to end: permitting, utilities, fiber, site diligence, and the consultants who support them. You’ll also be the face of the project to landowners, counties, and utilities.

We’re looking for someone who has personally advanced several sites and wants to keep doing that work

Responsibilities:

• Site control through predevelopment - Turn a signed land agreement into an actionable development plan and drive the work needed to get the project financed and built.
• Permitting - Work directly with local municipalities on zoning and approvals, coordinate engineers, assemble and submit permitting packages, and see each application through to approval.
• Utility and fiber workstreams - Run utility service requests and studies, obtain and evaluate fiber proposals, and work through capacity, delivery timing, routes, easements, and cost. You do not need to be the engineer, but you do need to know the right questions to ask.
• Site diligence - Scope and manage environmental, geotechnical, survey, title, access, floodplain, and drainage work. Identify deal-killers early and distinguish between issues that can be solved and those that threaten the project.
• Schedule, budget, and consultants - Manage civil engineers, environmental consultants, land-use counsel, and other specialists against clear deliverables and deadlines. The focus is on resolving issues, not collecting reports.
• Readiness for financial close - Work with financing and legal teams to establish required approvals, service commitments, credible costs and schedules, and a plan for remaining conditions. Keep diligence organized for lender and investor review.
• Commercial front line - Serve as the face of the project with landowners, counties, utilities, and carriers. Negotiate, follow up, and close out open items personally.

What we are looking for:

• Based in Houston, TX.
• 5 to 10 years of relevant development experience.
• Has personally advanced several sites through predevelopment to financial close out.
• Experience across Data Centers, Power Generation, BESS or Large Scale Industrial Development.
• Organized, persistent, and quick to identify and resolve problems
