Senior Executive, Engineering Services

Position Overview

The role will lead the M&E technician team, manage building systems and maintenance contracts, coordinate vendors and upgrading works, and ensure the building operates safely, efficiently and in compliance with relevant standards and requirements.

Key Responsibilities

• Lead and manage the M&E Operations and Maintenance Technician team.
• Oversee daily operations and maintenance of electrical, ACMV, lighting, generator, fire protection, lifts, escalators, plumbing and other building systems.
• Ensure M&E systems operate according to design specifications and operational requirements.
• Manage M&E maintenance contracts, repair/replacement works, licences and permits.
• Monitor fire alarm and lift breakdown reporting and ensure timely follow-up.
• Prepare ITQs, define scopes of work, evaluate vendor quotations and oversee rectification works.
• Track M&E work orders and ensure timely completion.
• Provide technical guidance and support to technicians to achieve operational KPIs.
• Coordinate M&E AEI/upgrading projects with consultants and vendors.
• Assist with OPEX and CAPEX budgeting for maintenance and enhancement projects.
• Work with Green Mark consultants and vendors to support Green Mark compliance and certification objectives.
• Support Environmental, Health & Safety (EHS) activities and building safety requirements.
• Support tenancy-related M&E works, including drawing reviews, handovers, fitting-out, reinstatement and inspections.
• Participate in tender exercises, including tender specifications, site walks, clarifications and evaluation documentation.
• Review and approve relevant Permit-to-Work (PTW) applications.
• Perform other engineering and facilities-related duties as assigned.

Requirements

• Diploma or Degree in Electrical / Mechanical Engineering, Building Services Engineering or equivalent.
• Minimum 5 years of relevant hands-on experience in building M&E operations and maintenance.
• Experience in a commercial building environment is preferred.
• Strong knowledge of building operations, facilities maintenance, M&E systems and tenant-related works.
• Experience managing contractors, vendors, maintenance contracts and upgrading projects.
• Good planning, communication and interpersonal skills.
• Able to work independently with strong integrity, initiative and problem-solving skills.
• Proficient in MS Word, PowerPoint and Excel.
• Basic knowledge of AutoCAD is an advantage.
