Senior Finance

• Build financial models, forecasting models, and annual budgets to track and optimize Net Operating Income (NOI), cash flow, and overall property performance.
• Analyze prospective tenant leases, including the calculation of IRR and NPV, and evaluate tenant improvement (TI) packages, lease incentives, and other financial considerations.
• Deliver monthly variance reports and financial analysis to explain performance gaps between budgeted and actual property metrics and recommend corrective actions.
• Supervise property accounting processes, including tenant billing, accounts receivable collections, and annual Common Area Maintenance (CAM) reconciliations.
• Monitor property-level cash flow, manage vendor payments, and ensure strict compliance with loan covenants, debt service requirements, and periodic debt reporting.
• Prepare timely and accurate monthly, quarterly, and year-end financial statements in accordance with applicable accounting standards and company policies.
• Manage external audits, tax filings, property tax assessments, and other statutory and regulatory requirements.
• Assist with financial due diligence for potential property acquisitions, dispositions, refinancing, and financing restructuring initiatives.
• Evaluate property-level financial performance, including revenue, operating expenses, occupancy, rental income, and NOI trends, and provide actionable insights to management.
• Partner with property management, leasing, operations, and senior management teams to ensure accurate financial reporting and effective budget management.
• Review and improve accounting processes, internal controls, and financial reporting procedures to enhance accuracy, efficiency, and compliance.
• Prepare financial presentations, management reports, and supporting schedules for senior management, lenders, investors, and other stakeholders.
• Support the preparation and monitoring of annual operating and capital expenditure budgets, including periodic reforecasting based on actual performance and changing business conditions.
• Reconcile balance sheet accounts, investigate significant variances, and ensure timely resolution of outstanding items.
• Monitor accounts payable, accounts receivable, tenant deposits, accruals, prepaid expenses, and other property-level accounting balances.
• Coordinate with auditors, tax advisors, lenders, property managers, and other external stakeholders to ensure timely completion of financial and compliance requirements.
• Identify opportunities for process improvement, automation, and stronger financial controls across property accounting and reporting functions.
• Provide financial analysis and recommendations to management to support leasing decisions, property investments, financing activities, and overall portfolio performance.
