Senior General Manager - Property Development

Position: Senior General Manager (SGM) / Chief Operating Officer (COO)

Reporting To: Board of Directors

Job Responsibilities:

• Lead and oversee the Company’s overall business operations and property development activities in line with the business objectives and strategic direction set by the Board of Directors.
• Develop and implement annual business plans, operational strategies and departmental work plans to achieve the Company’s business targets.
• Oversee the full property development cycle, including project planning, statutory approvals, design, construction, sales and marketing, cost control and project handover.
• Monitor project progress, budgets, timelines and quality standards to ensure projects are delivered according to the plans approved by the Board of Directors.
• Oversee sales and marketing strategies, project positioning, pricing, sales performance and collection targets to maximise business growth.
• Supervise construction progress, tendering, procurement, contract administration, variation orders, contractor performance and project handover.
• Monitor project costs, departmental budgets, financial performance and cash flow, identifying potential cost overruns and financial risks for reporting to the Board of Directors.
• Coordinate with internal departments, consultants, contractors, appointed sales agencies and other stakeholders to ensure smooth project execution.
• Lead and manage the management team, establish departmental objectives and monitor overall operational efficiency and performance.
• Identify operational challenges, project delays, cost variances and business risks, and implement appropriate corrective actions.
• Prepare and present regular management reports to the Board of Directors on business performance, project progress, sales results, budgets and key operational issues.
• Participate in the recruitment, appointment and performance evaluation of senior management personnel and key employees.
• Represent the Company in business negotiations, strategic partnerships and meetings with government authorities, banks, consultants, contractors and other key business partners.
• Ensure property development activities comply with applicable Malaysian statutory requirements, approval conditions and relevant industry standards.
• Support business development initiatives and identify opportunities to improve project performance, operational efficiency and the Company’s overall business growth.

Requirements:

• Bachelor’s degree in Real Estate, Engineering, Business Administration, Project Management or a related field.

• 12–15 years of property development experience, including 5–8 years in a senior management role.

• Proven experience managing the full property development cycle in Malaysia, from planning and approvals to construction, sales and handover.

• Strong knowledge of property development, project management, construction, cost control and Malaysian statutory requirements.

• Excellent leadership, strategic planning, problem-solving and stakeholder management skills.

• Able to manage multiple projects, drive business performance and report effectively to the Board of Directors.
