What they need
At Krios Infrastructure, we are building the backbone of Europe’s digital future. We accelerate data center development by creating power-ready sites that work in harmony with utilities, landowners, customers, and local communities. As a power-first developer, we go where the grid works best—unlocking capacity, strengthening resilience, and creating long-term value for all stakeholders.
Krios is a fast-growing, founder-led platform backed by experienced investors and industry leaders. We combine deep technical expertise with entrepreneurial drive, and we believe the best outcomes come from collaboration, curiosity, and ambition.
The Role
We are seeking a Senior Land Development Manager to help deliver the development of strategic sites that underpin Krios’ data center portfolio across Europe.
This role sits at the heart of project execution , translating land development goals into delivered outcomes. You will work closely with permitting authorities, internal development teams, and external partners to help projects progress seamlessly through each stage of the development cycle for major digital infrastructure projects. This role reports to the SVP, Land Development.
This is a high‑ownership role for someone who wants to build deep expertise in data center development , with significant exposure to AHJs and communities while mitigating infrastructure challenges.
What You Will Do
Lead Permitting, Zoning, and Entitlements
- Lead the end‑to‑end permitting, zoning, and entitlement process for data center projects, from application through approval and permit handover to construction and operations teams
- Represent Krios with municipalities, planning authorities, and regulatory agencies, building credible, long‑term relationships with local officials and communities
- Assess zoning, environmental, and regulatory constraints during site evaluation and due diligence, and develop strategies to mitigate permitting risk and delay
- Coordinate external consultants, planners, engineers, and legal advisors supporting entitlement applications and regulatory submissions
Manage Development Execution and Cross-Functional Delivery
- Sequence and track each project through its required permitting and entitlement stages, escalating deviations from plan.
- Own project budgets, timelines, and risk registers for the development workstream, and report progress and mitigation plans to leadership
- Partner closely with the Energy Development, engineering, legal, and construction teams to align entitlement timelines with grid access, technical feasibility, and delivery schedules
- Lead due diligence for prospective sites, partnerships, and investment decisions from a zoning, environmental, and permitting risk perspective, flagging material risks to leadership ahead of key decisions
- Contribute to the evaluation of development strategies (e.g., phased entitlements, variance requests, community benefit agreements) to keep projects on schedule
- Facilitate permit and entitlement handover to construction and operations teams, ensuring compliance obligations are tracked through delivery
What We Are Looking For
- 8–14 years of experience in land development, urban planning, permitting, or infrastructure entitlements; data center exposure is an advantage but not required
- Degree in urban planning, civil engineering, real estate, or a related field
- Detailed understanding of zoning, land use planning, permitting processes, and entitlement requirements for large scale infrastructure projects
- Experience working with municipalities, planning authorities, or regulated permitting environments
- Strong written and verbal communication and coordination skills, with the ability to manage multiple stakeholders and workstreams
- A proactive, ownership oriented mindset with the curiosity to learn and solve complex problems
- Fluency in English; additional European languages are a plus
