Senior Landman – Independent Contractor

Blue & Gold Contracting is expanding its Land Division and seeking an experienced Senior Landman for current work and upcoming projects. Our Land Division provides title research, due diligence, and related land support with Appalachian experience and nationwide reach.

This is a 1099 independent-contractor opportunity for a land professional who can independently complete complex title assignments and produce organized, accurate, and review-ready reports. Strong West Virginia title experience is required for the work currently being developed, but future assignments may involve projects in other states and regions.

Responsibilities

• Independently complete full title research assignments.
• Research surface, mineral, leasehold, and related ownership interests.
• Work through mineral severances, heirship, and complex ownership issues.
• Prepare clear chains of title, runsheets, ownership reports, and supporting documentation.
• Identify gaps, discrepancies, and potential title concerns.
• Respond to reviewer questions and make necessary corrections.
• Maintain organized source documents and project records.
• Follow the title standards and reporting requirements applicable to each project and jurisdiction.

Qualifications

• At least 5 years of direct land or title experience.
• Demonstrated ability to independently complete full West Virginia title.
• Experience with mineral severances, heirship, and ownership analysis.
• Ability to prepare clear, accurate, and review-ready reports.
• Strong research, organizational, and written communication skills.
• Experience working in additional states or jurisdictions is beneficial.
• RL, CPL, or CPLTA credentials are encouraged but not required.

Travel

Certain assignments may involve travel to a courthouse, recorder’s office, client location, or another project-related location. Courthouse and project-related travel may be requested, but it is optional and is not required for this opportunity.

Engagement

This is a 1099 independent-contractor opportunity. Contractors will be engaged according to B&G’s current and upcoming project needs.
