Senior Leasing Manager - Retail

We are partnering with a fast-growing real estate group with a diversified portfolio across Singapore and Australia. The business is focused on investment, development and asset management, with an expanding portfolio spanning retail, commercial and mixed-use developments.

We are seeking an experienced Senior Leasing Manager – Retail to take ownership of the leasing strategy and execution across the group's retail portfolio.

This is a highly commercial, revenue-driving and externally facing leadership position, with responsibility for tenant mix, deal origination, negotiations, renewals and retention, as well as leading a team of leasing professionals.

Key Responsibilities:

• Develop and execute leasing strategies across the retail portfolio.
• Drive tenant mix planning to optimize footfall, sales productivity and rental income.
• Lead negotiations for new leases, renewals and rent reviews.
• Negotiate base rent, turnover rent / percentage rent, incentives and lease terms.
• Own key leasing KPIs including occupancy, WALE and rental growth.
• Develop proactive renewal and retention strategies to minimize vacancy and downtime.
• Lead, mentor and develop the leasing team.
• Set individual targets, KPIs and deal objectives.
• Establish leasing policies, approval processes and commercial parameters.
• Represent the portfolio with retail brands, brokers and key industry stakeholders.
• Provide market intelligence and rental benchmarking to support investment and acquisition decisions.
• Work closely with legal counsel on lease documentation and complex deal structures.

Requirements:

• 10+ years of retail leasing experience , with at least 3–4 years in a leadership.
• Proven track record of leasing up, repositioning or driving performance across retail malls, mixed-use developments, retail podiums or high-street assets .
• Strong existing network of retail brands, F&B operators and leasing brokers.
• Strong understanding of base rent, turnover rent / percentage rent and lease structures .
• Proven experience managing and developing a leasing team.
• Strong commercial acumen and a track record of delivering occupancy and rental growth targets.
• Excellent negotiation and stakeholder management skills.
