Senior Living Development Project Executive

Overview

I am seeking a dynamic and experienced Senior Living Development Project Executive to lead the planning, design, and execution of complex senior living development projects. This is more of a volunteer position at this moment that could lead to something amazing in the future. I'm looking for someone experienced that could help me start this project off and build on it slowly together. This pivotal role involves managing all phases of project development, from initial concept through construction completion, ensuring projects are delivered on time, within scope, and aligned with strategic objectives. The ideal candidate will possess a strong background in construction management, project leadership, and infrastructure development, with a passion for creating vibrant living environments that enhance quality of life for seniors. This role offers the opportunity to influence impactful projects while working with a collaborative team dedicated to excellence in senior living communities.

Responsibilities

• Lead the project from site selection and feasibility through financing, construction, and opening, reporting to the founding board
• Own the master development budget, schedule, and risk register; report progress and variances to the board monthly
• Select, contract, and manage the development partner, attorneys, actuary, feasibility consultant, architect, contractor, and other consultants
• Coordinate the state continuing-care (CCRC) certificate application, Certificate of Need (where applicable), zoning/PUD approvals, and licensure path with counsel
• Work with the financial advisor and underwriter on capital structure (e.g., tax-exempt bonds, bank or HUD debt, or equity) and lender/bond-trustee reporting
• Oversee presales strategy and deposit/escrow compliance with the Director of Sales and Marketing
• Represent the community with local officials, neighbors, community partners, and the media
• Build the pre-opening leadership team and the transition plan to operations or a management company

Qualifications

• Proven experience in managing complex infrastructure or commercial construction projects within the senior living or healthcare sectors.
• Strong proficiency in construction management software including ProCore, Bluebeam, Primavera P6 (or Primavera), Prolog, HeavyBid, Civil 3D, Microsoft Office Suite (Word, Excel, Project).
• Extensive knowledge of construction estimating techniques and cost management strategies.
• Demonstrated ability to lead multidisciplinary teams effectively in a fast-paced environment.
• Deep understanding of construction scheduling practices and project coordination methodologies.
• Familiarity with construction regulations specific to senior living facilities and healthcare environments.
• Hands-on experience with construction site supervision and regulatory compliance procedures.
• Excellent time management skills coupled with the ability to prioritize multiple projects simultaneously.
• Strong communication skills for liaising with stakeholders at all levels—from clients to contractors—and presenting project updates clearly.
