Senior Maintenance Manager (Client Side)

Position Overview

Our client, a reputable property group in Hong Kong, is seeking a SeniorMaintenance Manager to oversee their premier residential portfolio.

Job Responsibilities

• Lead technical teams to deliver safe, reliable, and cost-effective O&M services across the residential portfolio.
• Formulate O&M strategies, PPM schedules, and emergency plans to maintain high standards and minimal disruption to residents.
• Oversee end-to-end execution of CAPEX, A&A, fit-out inspections, and facility enhancement projects within budget and timeline.
• Formulate and manage annual CAPEX and OPEX budgets, driving cost optimization.
• Implement plans for energy efficiency, indoor air quality, safety, and ESG initiatives aligned with group targets.
• Manage contractor and vendor relationships to secure quality service, SLA compliance, and competitive pricing.
• Provide technical guidance to property management teams, estate leadership, and internal stakeholders.

Qualifications & Requirements

• Degree in Building Services, Building Surveying, Mechanical, Electrical Engineering, or equivalent.

• Corporate member of HKIS (BS), RICS (BS), HKIE (BSS), CIBSE, or equivalent preferred.

• Experience:

  • Minimum 15 years in building maintenance
  • Proven track record in Hong Kong residential properties (luxury residential / large-scale estates).

• Strong knowledge of M&E systems, residential statutory compliance, and multi-project management.

• Strong leadership and interpersonal skills for stakeholder engagement.

• Fluent in written and spoken English and Chinese.
