We are seeking an experienced Senior Maintenance Manager to oversee the maintenance operations of three multifamily buildings located within walking distance of one another.

This is a hands-on management position. The Senior Maintenance Manager will lead and direct a maintenance team while also personally troubleshooting and repairing building systems when appropriate. The ideal candidate knows how to delegate effectively, manage staff, solve problems, and get involved when their expertise is needed.

Key Responsibilities

• Manage and direct the day-to-day maintenance operations for three multifamily properties.
• Supervise and coordinate maintenance technicians, janitors, painters, pest control personnel, and other property service staff.
• Assign and prioritize work orders and maintenance projects.
• Monitor staff performance, quality of work, and completion of assignments.
• Train, coach, and hold maintenance staff accountable.
• Inspect properties regularly and identify maintenance and preventative maintenance needs.
• Oversee apartment turnovers and coordinate maintenance, painting, cleaning, repairs, and other turnover work.
• Troubleshoot and personally repair building systems when qualified and appropriate.
• Assist staff with difficult or complex repairs.
• Coordinate outside contractors when specialized work or additional expertise is required.
• Maintain and troubleshoot boiler/heating systems, plumbing systems, generators, pumps, and other building equipment.
• Develop and maintain preventative maintenance schedules.
• Monitor and manage maintenance inventory, tools, equipment, and supplies.
• Respond to building emergencies and ensure issues are addressed quickly and properly.

Qualifications

• 5+ years of experience in multifamily, commercial, facilities, or building maintenance.
• Previous experience supervising or managing maintenance personnel.
• Strong hands-on experience with boilers, plumbing, generators, and general building systems.
• Ability to diagnose problems and determine the appropriate repair or solution.
• Willingness and ability to personally perform repairs when qualified.
• Strong leadership, organizational, and delegation skills.
• Experience with apartment turnovers and general property maintenance.
• Ability to manage multiple buildings, priorities, staff, and vendors.

The Right Candidate

We are looking for a working maintenance leader who can manage people while also understanding the technical side of building maintenance.

You will not be expected to personally handle every work order. You will have a team to delegate to and will be responsible for making sure work is assigned, completed properly, and completed on time. However, when a problem requires your experience—or when you can efficiently handle a repair yourself—we expect you to be willing to roll up your sleeves and get the job done.

The right person will know when to delegate, when to get personally involved, and when to bring in outside expertise.

Pay: $50,000.00 - $80,000.00 per year
