Senior Manager, Group Operations

Responsibilities:

• To ensure that the mall is operating optimally and within budget.
• To design the mall’s master maintenance plan annually, and oversee its execution on a daily basis.
• To ensure tenants and contractors comply with the mall’s operating policies and procedures.
• To complete the monthly PMM report.
• To keep stock and account for all equipment and fixtures that are required for the mall throughout the year, i.e. to ensure that the department does not overspend its budget when it comes to repair, replacement, and maintenance of the mall’s M&E equipment.
• To monitor and keep track of all renovations that are happening throughout the mall (including tenants’ upgrading works), to coordinate with the Fit-Out team on works to be done, and to keep the management team informed where necessary, i.e. to brief and prepare the team of any incoming complaints should these be anticipated from any constructions works.
• To resolve complaints and address demands swiftly and professionally by developing a keen understanding of the mall’s operations and obligations.
• To attend to any emergencies promptly (e.g. damaged M&E equipment, leaking problems, etc) and to follow appropriate procedures calmly and efficiently.
• To be readily available at all times (on and off regular working hours) to address emergencies, e.g. mantrap issues, flooding, fires, etc
• To supervise, guide and mentor the mall operations team and to be responsible and accountable for the department’s decisions.
• To be able to lead the team and to maximise the team’s productivity by banking on their strengths and working around their weaknesses.
• To ensure all staff are aware and familiar with the department’s SOP.
• To ensure that all proceedings, including the sourcing of quotations are executed in the manner that has been prescribed in the SOP.

Requirements:

• Candidate must possess at least a bachelor’s degree, Post Graduate Diploma, Professional Degree, Business Studies/Administration/Management, Property Development/Real Estate
• Management or equivalent.
• Required skill(s): MS Word, MS Excel, etc.
• Able to lead and inspire a team to perform beyond the company’s minimum expectations, and to delegate the work efficiently.
• Deadline-Oriented.
• Able to work in fast-paced environment
