The Senior Project Manager is responsible for leading a team of project executives and contractors, managing substantial CAPEX budgets, and ensuring that complex restaurant building services are flawlessly engineered, commercially viable, and regulatory-compliant.

Responsibilities:

• Oversee the master program of all new store openings, major renovations, and reinstatement projects across Hong Kong
• Lead, mentor, and develop project managers, site supervisors, and licensing coordinators
• Formulate and manage the annual CAPEX budget, and review and approve tenders, variation orders, and final accounts
• Optimize Mechanical, Electrical, and Plumbing (MEP) designs for cost efficiency while maintaining safety and operational standards
• Drive technical planning for critical infrastructure, including high-capacity kitchen ventilation/scrubber systems, grease traps, high-amperage power allocation, town gas networks, and smart building services
• Act as final technical gatekeeper for Testing & Commissioning (T&C) before handover to operations
• Represent the group in negotiations with landlords and developers on technical feasibility and fit-out guidelines
• Build and manage a roster of consultants, contractors, and subcontractors with strict KPIs
• Liaise with government authorities (BD, FSD, EMSD, WSD, EPD) to navigate licensing and regulatory requirements
• Identify and mitigate project risks such as labor shortages, supply chain delays, and structural constraints

Requirements:

• Bachelor’s degree in Building Services, Mechanical, Electrical Engineering, or related discipline
• 10+ years in progressive project management, with 5+ years in managerial roles within Hong Kong F&B, retail, or hospitality sectors
• Proven track record in delivering large-scale central kitchens or managing multi-brand parallel retail rollouts is highly advantageous
• Professional qualifications like CIOB, HKIE, CIBSE, IMechE, IET), RPE, REW Grade B/C, PMP, RSO is preferrable
• Solid knowledge of HK Building Regulations, FSD codes, WSD standards, and FEHD restaurant licensing mechanism
• Strong commercial acumen with exceptional contract negotiation and dispute resolution skills
• Good command of both spoken and written English and Chinese
