Senior Project Manager

Job Scope

A) BD, Layout Planning & Land Matters

• Liaison (convince with technical and procedure justification) with authority to manage submission and approval ie. Provision of facilities, SPC, Dasar Perumahan Negeri Sembilan and etc.
• Review and refine the conceptual & detail master plan and layout to maximize the density and to ensure a thematic and outstanding layout in-line with the agreed project proposition and established development concepts.
• Prepare initial feasibility study for potential land and prepare business proposal.
• Coordinate with relevant stakeholders for new land purchase or JV.
• Coordinate and review on earth work platform, sub station requirement, circulation, R&D requirement.
• Manage the project team for the inception of the master, detail, KM/DO plan and Land Matters from submission to authorities till issuance of QTs and strata titles.

B) Project Planning

• Research and analysis on current market projects including benchmarking studies, competitors’ analysis, product positioning, product analysis and product proposition.
• To review design elements e.g. building layout plan, elevation section, landscape, infra and etc to ensure it’s design optimization, cost effectiveness, constructability and to establish specification.
• Manage tender, construction, shop drawing, as built and handing over documents inclusive of T&C/O&M.
• Manage project teams in developing design detail in accordance to established design brief.
• Articulate authority requirement to achieve cost and time effectiveness.
• Liase with contract department to review on tender recommendation, alternative material – design & VE to ensure cost effectiveness.
• Site matters - Periodic site inspection for design enhancement or review, attend site meeting, to resolve technical dispute matters and joint site handing over.
• Update Matrix's design and construction standard
• Enhancement of supply chains.
• Responsible for purchaser progress claim certificates.
• To perform any task as directed by the Management.
