Senior Project Manager - High End Resi Developer

The opportunity

An established national developer is appointing a senior construction leader in-house to own delivery of its premium apartment projects in Melbourne. The group has spent more than 25 years delivering high-end residential and mixed-use projects across the eastern seaboard. Design and finish quality sit at the centre of how it operates, and purchasers buy on that reputation. The builder and an external project manager are engaged on each project. This role is the developer's own construction expert: the person who holds both to the standard the product promises, and who purchasers trust when it comes to how their home is being built.

The role

You are the developer's subject matter expert on construction, from builder engagement through to settlement and defects. The external PM runs the day-to-day contract machinery. The builder builds. Your job is to sit across both on the developer's behalf: make sure quality, program and cost line up with what was sold, resolve issues before they become disputes, and give the business a straight read on where each project really sits. You also face purchasers. Premium buyers ask detailed questions, request variations and expect answers from someone who knows the building. That person is you.

Key responsibilities

• Lead the relationship with the builder and external PM, hold them to contract, and resolve issues before they turn into disputes
• Protect design intent and finish quality on site, and push back on value management proposals that would dilute the product
• Review claims, variations and EOTs, and give leadership a clear view of cost, program and risk
• Act as the technical point of contact for purchasers, from customisations through to pre-settlement inspections
• Own commissioning, defects and handover so the completed building meets a luxury standard

About you

• 10+ years in construction or project delivery, with senior responsibility on multi-storey residential
• Direct experience on luxury or high-end apartment projects, from a builder, developer or client-side PM background
• Strong knowledge of construction contracts, variations and defects processes
• Not precious, and not a walkover. You hold the line on quality and cost, and you do it professionally
• Calm and credible with purchasers, including when the news isn’t good
