What they need
- Manage overall pre-contract and post-contract quantity surveying activities for assigned construction projects.
- Prepare and review Bills of Quantities (BQ), cost estimates, tender documents and tender evaluations.
- Prepare project budgets, cost plans and cash flow forecasts and monitor actual expenditure against approved budgets.
- Manage and monitor project costs and commercial performance throughout the project lifecycle.
- Prepare, review and submit monthly progress claims to clients/consultants and follow up on certification and payment.
- Evaluate and certify subcontractor and supplier progress claims, ensuring quantities, rates and completed works are properly verified.
- Identify, prepare, evaluate and negotiate Variation Orders (VO) arising from changes in scope, drawings, specifications or site conditions.
- Maintain proper records and supporting documentation for variations, claims, contractual matters and cost adjustments.
- Assist in preparing and supporting Extension of Time (EOT), loss and expense, and other contractual claims where applicable.
- Conduct detailed quantity take-offs, measurements and site verification of completed works.
- Manage subcontractor procurement, including RFQ preparation, quotation analysis, tender comparison, negotiation and recommendation for award.
- Review contractual terms and conditions and advise the Project Manager/Management on commercial and contractual risks.
- Monitor subcontractor performance from a commercial and contractual perspective, including payment, variations and final accounts.
- Prepare regular cost reports, cost-to-complete forecasts, budget variance reports and commercial updates for Management.
- Work closely with Project Managers, Construction Managers, Engineers, Procurement, Finance, consultants and subcontractors on project commercial matters.
- Attend progress, commercial, contractual and coordination meetings with clients, consultants and other relevant parties.
- Ensure all claims, notices and contractual submissions are prepared and submitted within the required contractual timelines.
- Lead the preparation, negotiation and settlement of final accounts with clients, consultants, subcontractors and suppliers.
- Review and supervise the work of Quantity Surveyors and Assistant Quantity Surveyors, providing guidance where required.
- Maintain complete and accurate commercial records, contracts, quotations, claims, certificates, correspondence and supporting documentation.
- Ensure all QS and commercial activities comply with Company procedures, contractual requirements and applicable project specifications.
- Identify potential cost savings and value-engineering opportunities without compromising project quality and requirements.
- Perform any other quantity surveying, contractual and commercial duties assigned by Management from time to time.
