Senior Quantity Surveyor (Fitout)

1. Cost Management & Commercial Control

Prepare, monitor, and control project budgets, forecasts, and cost reports.

Conduct detailed cost analysis and identify opportunities for cost savings and value engineering.

Monitor project expenditures against approved budgets and recommend corrective actions where necessary.

Prepare monthly commercial reports, cash flow forecasts, and profitability assessments.

2. Contract Administration & Claims Management

Administer main contracts and subcontract agreements throughout the project lifecycle.

Review contract terms and identify commercial risks and obligations.

Prepare, submit, negotiate, and finalize variations, claims, and extension of time (EOT) submissions.

Manage contractual correspondence and maintain comprehensive commercial records. Support dispute resolution and final account negotiations.

3. Procurement & Subcontract Management

Lead procurement activities for subcontractors and suppliers.

Prepare tender documentation, conduct bid evaluations, and recommend subcontract awards.

Negotiate commercial terms and conditions with subcontractors and vendors.

Review and certify subcontractor payment applications and final accounts.

4. Valuations & Payment Certification

Prepare and submit client interim valuations and payment applications.

Review and certify subcontractor invoices and progress payments.

Track receivables and coordinate with finance teams to ensure timely collections.

Monitor project cash flow and payment schedules.

5. Project Coordination & Commercial Support

Work closely with Project Managers, Design Teams, Procurement Teams, and Site Teams to ensure commercial objectives are achieved.

Provide commercial guidance to project teams regarding cost implications and contractual matters.

Participate in project review meetings and contribute to commercial decision-making. Mentor and support junior Quantity Surveyors and Assistant QS personnel.

Requirements

Bachelor's Degree or Diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related field.

• 3-8 years of experience in quantity surveying within the construction industry.
• Experience working on Fitout, Villas projects is preferred.
• Knowledge of Commercial methods, materials, and cost estimation techniques.
• Proficiency in Microsoft Office applications, especially Excel.
• Familiarity with AutoCAD and quantity surveying software is an advantage.
• Good understanding of contracts, BOQs, and procurement processes.
• Strong analytical, numerical, and problem-solving skills. Good communication and interpersonal abilities.
• Ability to work effectively in a team environment and meet project deadlines.
