Senior Quantity Surveyor (Post-Contract)

This is a strong opportunity for senior QS with experience in claims, variation orders, final accounts, cost control and subcontractor management, with Mandarin preferred to support communication with China stakeholders, workers and Mandarin-speaking subcontractors.

What you will be doing

• Lead post-contract quantity surveying for high-rise building projects
• Prepare and review progress claims, variation orders, final accounts and settlements for clients and subcontractors
• Handle subcontractor payments, including certification and verification of work done
• Call for quotations from suppliers and subcontractors, prepare price comparisons, and recommend suitable subcontractors for award
• Carry out quantity take-off, prepare and update bill of quantities and cost breakdowns
• Check, evaluate and verify subcontractor claims and supporting documents in line with contract terms and company policies
• Provide contractual and commercial advice to the project team on claims, EOT, variation orders and related issues
• Monitor project cost, budget and cash flow, and prepare monthly cost reports and cash flow projections
• Prepare progress reports and support the resolution of commercial and contractual issues with clients, consultants and subcontractors
• Ensure all contract documents, correspondence and records are accurate, complete and properly filed
• Perform other ad-hoc quantity surveying and contract administration duties assigned by the superior

What we are looking for

• Education

  • Diploma or Degree in Quantity Surveying, Construction Management or equivalent

• Experience

  • At least 5 years of relevant experience in post-contract quantity surveying, preferably with a main contractor
  • Hands-on experience in high-rise building projects such as residential apartments, condominiums, hotels or office towers
  • Strong working knowledge of claims, variation orders, final accounts, cost control and subcontractor management

• Skills & Competencies

  • Able to work independently with minimal guidance and manage deadlines well
  • Strong planning, time management and organisation skills
  • Good analytical skills with strong attention to detail in measurement, costing and documentation
  • Familiar with construction contracts, standard forms of contract and basic contract law concepts

• Language

  • Mandarin speaking preferred to liaise with China stakeholders, workers and Mandarin-speaking subcontractors
  • Able to communicate in English, Bahasa Malaysia is an added advantage
