Job Description

We are looking for an experienced Senior Quantity Surveyor (Senior QS) with 7+ years of experience in quantity surveying, cost estimation, budgeting, billing, and commercial management in construction projects. The candidate will be responsible for managing project costs, preparing BOQs, verifying contractor bills, monitoring budgets, and ensuring effective cost control throughout the project lifecycle.

Key Responsibilities

• Prepare and review Bills of Quantities (BOQs), detailed quantity take-offs, and cost estimates based on architectural, structural, and MEP drawings.
• Prepare project budgets, rate analysis, cost estimates, and tender documentation.
• Handle quantity surveying and commercial activities for residential, commercial, villa, or infrastructure projects.
• Verify and certify contractor and subcontractor RA bills, running account bills, and final bills.
• Prepare client billing, including measurement sheets, joint measurements, and supporting documentation.
• Conduct site measurements and verify executed quantities against BOQs, drawings, and contract specifications.
• Monitor project costs, budgets, variations, and expenditure to ensure effective cost control.
• Prepare rate analysis for additional items, extra items, and non-BOQ items.
• Manage variation orders, extra-item claims, and change orders in coordination with project teams and clients.
• Review tender documents, contract conditions, specifications, and scope of work.
• Coordinate with project managers, site engineers, architects, consultants, contractors, and procurement teams on commercial matters.
• Track material consumption, wastage, and reconciliation of materials such as cement, steel, concrete, and other construction materials.
• Prepare cost comparison statements, subcontractor evaluations, and commercial reports.
• Assist in contract administration, claims management, and Extension of Time (EOT) documentation, where required.
• Maintain records of BOQs, measurements, bills, variations, purchase orders, and project cost reports.
• Identify cost-saving opportunities and recommend value engineering measures without compromising quality.
• Prepare periodic cost reports, budget-versus-actual analysis, and financial forecasts for project management.

Requirements

• Minimum 7 years of relevant experience in quantity surveying, estimation, billing, and cost control in the construction industry.
• Experience in residential, commercial, high-rise, villa, or real estate projects is preferred.
• B.E./B.Tech/Diploma in Civil Engineering.
• Strong knowledge of BOQ preparation, quantity take-offs, rate analysis, estimation, and cost planning.
• Hands-on experience in contractor billing, client billing, RA bills, final bills, and measurement verification.
• Good understanding of construction drawings, specifications, contracts, and tender documentation.
• Experience in variation management, material reconciliation, and budget monitoring.
• Proficiency in MS Excel and quantity surveying tools; knowledge of AutoCAD and ERP systems will be an advantage.
• Strong commercial awareness, analytical skills, negotiation skills, and attention to detail.
• Excellent communication and coordination skills with project teams, consultants, clients, and contractors.
