What they need

Senior Surveyor - Lease Advisory & Valuation Surveyor

Essex | London–Stansted–Cambridge Corridor

£50,000–£70,000 depending on experience

Full-time or part-time considered

Some surveying roles keep you focused on one area of expertise.

This one gives you the opportunity to work across both lease advisory and valuation, combining market knowledge, commercial judgement and client relationships.

We are recruiting for an experienced Senior Surveyor to join an established Estate Management, Rating and Valuation team, working across lease advisory and valuation.

This is a varied general practice surveying role covering retail, residential, commercial and industrial properties, offering the opportunity to combine technical expertise, commercial judgement and client relationships.

Whether your background is in Estate Management, Valuation or Professional Services, if you have experience in lease advisory and valuation, this could be worth a conversation.

This is an opportunity for someone who enjoys getting into the detail, understanding what drives property values and using their expertise to provide practical, well-informed advice.

Whether you're looking for your next full-time opportunity or would welcome the flexibility of part-time hours, this could be worth a conversation.

What makes this role stand out?

Variety across lease advisory and valuation

You'll work on rent reviews, lease renewals, leasing strategies and valuations across a diverse range of property types. No two instructions are quite the same.

The opportunity to use your commercial judgement

This isn't simply about producing reports and calculations. You'll interpret market evidence, advise clients, negotiate terms and help them make informed property decisions.

Independence with the support of a wider team

You'll have the confidence to manage your own instructions while working collaboratively with other experienced surveying professionals.

Flexibility for the right person

Part-time hours will be considered, offering an opportunity for an experienced surveyor looking for a different working arrangement without stepping away from interesting, technically challenging work.

Continued professional development

An opportunity to build on your existing expertise, maintain your professional accreditation and continue developing your knowledge across lease advisory and valuation.

What you'll be doing

  • Managing lease advisory instructions, including rent reviews, lease renewals and leasing strategy advice
  • Undertaking property inspections and reviewing leases and relevant documentation
  • Researching and analysing comparable evidence to support negotiations and recommendations
  • Preparing property valuations, calculations, reports and market pricing advice
  • Advising clients on rental values, property values and market conditions
  • Negotiating with landlords, tenants, agents and other professional advisers
  • Preparing accurate reports and maintaining records in accordance with RICS professional standards
  • Managing instructions independently and collaborating with colleagues where appropriate
  • Contributing to wider surveying projects and business development activities

What you'll bring

  • MRICS qualification with a minimum of two years' post-qualification experience
  • Experience in lease advisory and valuation within general practice surveying
  • RICS Registered Valuer status
  • Strong knowledge of commercial property markets and valuation principles
  • Confidence interpreting leases, analysing comparable evidence and providing professional advice
  • Good negotiation, communication and relationship-building skills
  • A commercially minded, practical approach
  • The ability to manage your own workload and deliver high-quality advice

The opportunity

  • Salary of £50,000–£70,000 depending on experience
  • Full-time position with part-time hours considered for the right candidate
  • A varied workload across lease advisory and valuation
  • Exposure to a broad range of property sectors and client instructions
  • Opportunities for continued professional development

Good surveying is about more than following a process.

It's about understanding the market, asking the right questions and providing advice that clients can trust.

If you're an experienced Lease Advisory & Valuation Surveyor looking for greater variety, professional involvement and potentially more flexibility in your working week, I'd love to hear from you.
